Certificate due date calculator

In short: For a let home in England a gas safety check is needed every 12 months, an electrical report (EICR) at least every 5 years and an energy performance certificate (EPC) lasts 10 years. The date written on the certificate is the one that counts.

How long each one lasts
- Gas safety record: every 12 months for a let home with gas. A copy goes to the tenant within 28 days of the check, and to a new tenant before they move in.
- Electrical report (EICR): at least every 5 years, or sooner if the report says so. A copy goes to the tenant within 28 days.
- Energy performance certificate (EPC): lasts 10 years. A let home needs a rating of E or better unless an exemption is registered.
- Smoke and carbon monoxide alarms have no expiry date: they are checked on the first day of each tenancy.
- A fire risk assessment, a legionella assessment and appliance tests have no fixed period in law: the lengths here are the common practice.
- An HMO or selective licence usually runs for up to 5 years: the licence itself gives the date.

How often does a landlord need a gas safety certificate?
Every 12 months for a let home with a gas appliance, flue or pipework, by a Gas Safe registered engineer.
How often is an EICR needed for a rented home?
At least every 5 years, or sooner if the report gives a shorter period. Work the report requires must be done within 28 days.
How long does an EPC last?
10 years. A new one is needed only when the old one has run out and the home is being let again or sold.
Do smoke alarms need a certificate?
No. There must be a smoke alarm on each storey, and a carbon monoxide alarm in rooms with a fixed fuel-burning appliance, and they are checked on the day each tenancy starts.
