Short private links that ask who is looking; off-market adverts keep the street private
- Every private link has a short address (/s/AB12CD) and, unless you untick it, asks the viewer for their name and email first: the openers are listed by name.
- An off-market advert now shows the area only and a wider map pin until you tick Show the street; a sourced deal shows the buyer’s all-in cost without naming the source.
- A Work AI key can make and run an off-market sale advert and its private links on the business’s own homes.

Ready to let, and the tenancy starts when it is signed
- Before a tenancy agreement goes out, the send sheet checks the gas safety record, the electrical report, the EPC and any licence against the move-in day.
- When everyone has signed, the tenancy starts by itself and what the law asks next is on your To do list.
- Landlords have their own Forms page for tenant applications and the holding deposit agreement, and the assistant can send and read forms.

The Advisory Panel as a community stake
- When the brand switches it on, Panel members earn points for ideas, votes, built ideas, check-ins and people they bring, with levels, badges and tiers.
- Roadmap items put to a vote, with what was done; a fair rules page and a quarterly update.
- Credit as money off a plan or paid extra, never cash.

Sourced deals
- Clients, Add a sourced deal: a home from a source agent, kept with the owner not known yet and off market.
- Only you see who sourced it; your team reads a code. Search all deals from one source.
- The fee chain on Sell it shows what the buyer pays in all against the estimated value, and warns when the fees kill the deal.

The agreement form in five steps, signed once
- Landlords fill in the form in five steps, kept as they go, and read the agreement with everything filled in.
- Their signature on the form signs the agreement when you take it on with the same fees and wording; your line is the only one left.
- Choose whether they sign with a code; ID photos after signing; a second seller or landlord; a PDF of what they signed.
- Your letterhead, wording and fees can be read and changed by your AI.

Agreement forms with your own fees for one landlord
- Send an agreement form can carry your own fees for this landlord: the agreement, the fee and VAT, the price or rent and the property. The form opens on that agreement, and Take on makes it with those fees.
- A test form reaches only you and is set up on a test account, with nothing sent.
- Your AI can start a sales or letting agreement before the home is on the site: it makes the form as a link to pass on.

Advisory Panel: add, invite, tiers, the public listing and the monthly questions
- The Advisory Panel page shows the application form where the page said it would go.
- Brand admin, Advisory Panel, Members: add someone already on the site or invite someone by email as a Panel member or a Founding Advisor, change the tier and the Founding Member badge, take someone off the Panel, and list a Founding Advisor on the public page with their written consent on record.
- Monthly check-in: the wording of the monthly questions and up to three of your own, and who has not answered yet.

Choose who can send ideas and questions
- Brand admin: Who can send ideas and questions sets the default (everyone, or only those switched on), a switch for each group (landlords, agencies, providers, Property PAs, tenants, the Advisory Panel) and one person's own switch, with a list of who can send what and why.
- Reporting a problem stays open to everyone who is signed in. A person whose ideas are closed is told so on the form.

Print a blank agreement, and agreement PDFs through your AI
- Your business, Fees and packages: Print a blank agreement opens your letting, sales or maintenance agreement with your letterhead, wording and fees, the main fee and VAT chosen there, and the client, property, price, dates and signatures as lines to fill in by hand. Nothing is saved on a home.
- An AI connection now gets an agreement's PDF, or a blank agreement of your business, as a link of fifteen minutes that opens with no sign-in. A Work key's documents tool reaches your client homes too.
- The sales agreement's clause 3 calls the minimum commission what it is (the fee when the percentage comes to less), and the letting agreement numbers the 13 services its clauses refer to.

The agreement form asks about the property and shows the agreement as it is filled in
- Clients, Agreement forms: the standing link now comes three ways, letting the landlord choose, opening on Let, or opening on Sell, each with its QR code.
- On the form the landlord finds their address and the property by postcode, answers the property questions (type, bedrooms, let or empty, the asking price or rent, tenure and lease, council tax, the EPC, a mortgage), and reads the agreement with their name, the property and the price filled in as they type.
- Take on puts the answers on the new home and its sale or let advert, and on the agreement; the seller's own boxes start from them. A sales agreement made from a form is no longer held back for an optional lowest price or extra terms left empty.
5 November 2026 · Providers and agents, Landlords
Agency agreements read as the service chosen
- The letting agency agreement now follows the package: letting only says the agency finds a tenant (items 1 to 6), with no client account and no bank account for payouts asked for; letting and rent collection and full management say what they cover. The landlord no longer picks the service a second time on the signing page.
- The sales agency agreement follows the type of agency: Sole Agent, Sole Selling Rights or multiple agency, with that commission, and an exclusivity period only for a sole agency.
- Clause 14 of the sales agreement names your client money protection scheme when one is checked, and otherwise says client money is kept in a client account as the Estate Agents Act requires, so a sales agreement is no longer held back for a missing scheme.

A shop with a flat above can be advertised for sale
- A building with business premises and a home in it, sold together, can now be advertised for sale on the site: choose "Mixed use (business with a flat)" as the type of property. Business premises and land on their own are still not advertised here.
- Say what the business part is (for example Shop), its floor area and its own EPC, on Edit property or on the Sell it page. The advert shows the home's EPC and floor area and the business part's side by side, so nothing is labelled as something it is not.

Optional: a quote or an invoice signed by link, when you want a signed record
- Optional: send a quote or an invoice to sign when you want a signed record. Every way a quote is approved or an invoice acknowledged today stays as it is (Accept on the job, the landlord's card or email link, a recorded yes, an invoice sent and paid); none needs a signed document, and the records read the same whichever way it was approved. Send to sign is one more choice per quote or invoice, never a gate.
- On a task's Quotes, Send to sign beside a quote waiting for the landlord makes a quotation under the business's letterhead from the quote itself (the items with VAT and the total, a deposit, how to pay, the files attached) and sends the landlord a link. Their signature, with a code to their email, is their yes: the quote is accepted on the job and the signed PDF is filed on the home and the job. Only the landlord can sign it.
- Under Invoices and money, Send to sign beside the agency's invoice does the same for the landlord to acknowledge it by signing (not a payment). Both cards show Out for signing, Signed with the PDF, or Declined; the documents sit on the home's Make and sign part like any other.

Forms: tenant applications, references, the guarantor form, the holding deposit, buyers, valuations and instructions
- Work, Forms: ten forms cloned from a working agency, sent by email, WhatsApp, a link or a QR code and filled in with no login: the tenant application, the full application after an offer, the previous landlord, letting agent and employer references, the guarantor application, the holding deposit agreement with the Tenant Fees Act words, buyer registration, a valuation request and a seller or landlord instruction with the material information.
- The person fills it in one step at a time with a progress bar; answers are saved as they type, questions appear with earlier answers, photos and files go up on the way, and they sign with a code to their email, their name and their signature. The same link shows where it stands; reminders go on day 2 and day 7.
- Back in Forms: read the answers and files, write notes, download the PDF, send the three reference requests a full application calls for and the guarantor form, and approve a tenant application into a draft tenancy on the home with the named tenants, or decline it. No question about children or benefits, no rent bidding: the law since 1 May 2026 is written into the forms.

The tenancy agreement and the deed of guarantee, clause by clause
- The tenancy agreement gains the clauses a working agency's has: stated rent and no rental bidding, the agency named (client money protection, redress) when let through one, the deposit scheme, use of the property, no discrimination, joint tenants, guarantors, the tenant's emergency contact (filled on the signing page), data protection, entire agreement, and the schedule of documents given and to follow.
- The deed of guarantee: continuing guarantee, variations and waivers, joint and several liability, notices, governing law, and the witness the guarantor names on the signing page, printed on the deed.

The signing page and the agreement pack
- The signing page carries your letterhead and logo, the reference, the issue date and the kind of document, and the sender's note. Your signature: draw it, type it in one of four styles, or upload a picture. When the last person signs, Download signed document and Download evidence certificate are offered at once.
- Your agreement form link (/instruct) is now the pack: the landlord reads the full agreement and fee table for the service they choose, fills their own boxes (choices, the bank account for payouts) and signs with a code; Take on makes that agreement with their boxes already filled and sends it to sign by link.
4 November 2026 · Providers and agents
Send for signature: the sheet, the signatories panel, the evidence certificate, void and reissue, reminders per business
- Sending a document to sign opens a sheet: the title the signers see, who signs (add a joint owner, director, trustee or witness), a personal note for the email, how long the links live, an optional identity step (date of birth and the last four digits, recorded on the certificate), what is still blank and where to fix it; Download draft, Print and sign, Send as shown.
- Out for signing: N of M signed, each person's status including a bounced email, reminders sent and when their link runs out; correct a name or email, remove a person you added, the evidence certificate as its own download (a signer gets it from their link too). Void a signed document with a reason; Cancel and reissue. Your business sets its own reminder schedule and when to be told to step in.

The agreement documents, in full: letting, sales and maintenance agency agreements
- Make and sign now offers the full Letting agency agreement (27 clauses), the Sales agency agreement (25 clauses) and the Maintenance agreement, cloned from a working agency and reworded for the law since 1 May 2026. The fees come from your catalogue and the package chosen, printed as a Service and Fee table; your agent details (company number, VAT, insurance, client money protection, redress) fill in from Your business.
- The landlord or seller fills their own boxes on the signing page: the service chosen, the cooling-off and data-sharing choices, their bank account for payouts, the tenure, mortgage and identity details on a sale. What they type is saved as they go; they sign once every required box is filled, and the signed PDF carries it all.
4 November 2026 · Providers and agents
The fee catalogue: every charge, in four levels
- Every charge an agency may make, with a default: the management share of the rent, the fee for finding a tenant, inventory, check-in and check-out, deposit protection, safety certificates, renewals, notices, keys, the sale commission and its minimum, the marketing pack, call-out and hourly rates, and more. The platform sets the defaults, the brand its own for its agencies, your business its own (Your business, Fees and packages), and each agreement can still change a figure.
- Service packages (full management, letting only, rent collection, sole agency, multi-agency, maintenance) say which fees an agreement starts from and what is included; tick the ones your business offers.
3 November 2026 · Providers and agents, Landlords
The agreement form: a landlord fills it in before their home exists
- Clients, Agreement forms: send a landlord a short form by email, WhatsApp or a link, or give out your business's standing link or QR code. They fill in who they are, the property and the service they want, see your standard fees and sign it with a code.
- It comes back under Forms received with the checks: already here, the home already with another agent, a clash of two sole agencies. Take on sets them up on their own account under your business and sends the full instruction to sign by link; Decline tells them. Nothing is created without your press.
- Ask the assistant instead: "send Nia an agreement form", "which forms came back", "take on the form from Nia". It asks which business, says what will be sent, and does it on your yes; an AI connection does the same with a key. The instruction it sends carries your standard fees, the ones the landlord saw on the form.

Agreements on paper: in force with the signed copy, print to sign, drawn signatures, one press for the business
- Record an agreement signed on paper with the signed copy attached, every signer's day and who received it, and it is in force at once, without the landlord using the app. A landlord with an account is told and can press Not right within 14 days: its fees pause and the agency and the brand are told.
- Make and sign: Print to sign gives a clean copy with signature boxes (and Print a blank form an empty one to fill in by hand); when it comes back, record under each signer that they signed on paper, with the day, how the copy reached you and the scan as proof.
- Signers can add their signature as a picture, drawn with a finger or uploaded, beside their typed name. Save yours once under My account, My signature.
- The business's own line is signed with one press (Sign for the business) by its owner or a manager, never the landlord's line.
- Recording an agreement names any other agency that already has one on the home, and a clash of two sole agencies.
3 November 2026 · Providers and agents, Landlords
Agreements: one record, sent by email, WhatsApp or a link, under the business you choose
- A signed instruction, engagement letter or change to the fees (Make and sign) now becomes the version in force on the home's Agreement part by itself, with the signed PDF attached; an ending notice gives the agreement its end date. One record, whichever way it was signed.
- An agreement not yet in force can be sent to the landlord to sign by link on any home, not only an agency's own client home: by email, by WhatsApp, or as a link or QR code you pass on yourself. The card shows when it was sent, how, when it was opened and when it was signed; reminders go on day 2 and 7, and you are told when a link is ten days unopened.
- A landlord with WhatsApp but no email can sign: the code goes to their phone. Signed copy links keep working after 90 days with a fresh code.
- When you are in more than one business, a new agreement or document asks which business it goes out under. Each business has its own Letterhead and wording (Your business), with its own words for the parts of each document the law does not fix, and its standard fees.
- A client set up without an email keeps their agreements and documents when they get their own account.

Portal feeds: the certification pack says if the run was error-free
- Zoopla: a "Certification run" button on Portal feeds sends eight made-up test adverts to Zoopla's test service only, changes them, takes them off and checks each step, then gives the pack for that run with its error-free verdict. No real advert is needed.
- The certification pack on Portal feeds now starts with a summary: each kind of call made to the portal, how many answered OK or failed, any not made yet, and whether every call answered without an error. Choose the date your test run started to keep the pack to that run.
- The feed's email about adverts that keep failing now names each home and its postcode, not only the advert's reference.

- When a brand marks a provider's certificate or registration checked, it can write what the register showed; the note and who checked stay with it. A brand admin AI connection can do the same, and a change it sends that does nothing is refused in words.
- A home whose gas supply is "not known" still needs its gas safety record until the gas is recorded as none.
- The assistant finds a home or a contact by its id only when the id is one of yours; another home's id is refused instead of answered with one of your homes.

- I paid it records how much (a part is fine), the day, how and from which account; each payment goes in the home’s money record under the bill’s own type, and the task closes once paid in full.
- A bill you upload becomes a Pay a bill task with the amount and the pay-by date read off it, and counts as spent only when you record the payment (Already paid is one press on the file’s card).
- An AI connection adds a bill with add_todo (billKind, amountPence, dueDate) and records the payment with update_todo paid.
- A letter about the home (a bill reminder, a final notice, enforcement, a request for a reply, information) is filed as Letter about the home: a chase joins the open bill it is about (the letter in its files, a final notice makes it high priority and brings the date forward, or the bill is made from it), a request makes a Reply to a letter task due on its reply-by date, and information only is just filed.

Your margin on a job: show it or not
- An agency with full access to a home (the Decisions right) can add its own margin to a job, or record the total the landlord agreed; without “Works supplied by us” in the terms it ticks that it is responsible for what it tells the landlord.
- Show the cost and my margin to the landlord is the agency’s choice on each job. Not shown, the landlord sees one price everywhere: the task, the job, the quotes and their money.

Your own costs on a job, kept private
- On a job given to you, Record my own cost keeps who did it and what it cost you, even after the work is done. Nothing is sent to anyone, and the landlord and the agency never see it.
- Your margin shows when and how you paid them and when and how you were paid; They paid me now takes the day and how.
- An agency’s What you earned lists the works on its clients’ homes: the price, the cost, its fee and margin, and when each side was paid.

A quote’s price put right, and the agency’s margin
- A quote someone recorded has Change the price: the total with VAT and the VAT in it. Accepted, the job’s price follows; the landlord is told and the history keeps the old and new price.
- An agency proposes “Works supplied by us” from the home’s Rent and fees; once the landlord agrees, its own margin on a job can be set. The job says why when it cannot.

Your AI can share your homes, with your yes
- Your AI connection now finds how to share homes with an agency or a Property PA: one invitation can cover many homes, it waits as a card for your yes, and the agency accepts it as on the website.
- It can also send a waiting invitation again, or cancel it.

Managers act for the agency on shared homes
- On a home a landlord shared with an agency, a Manager on the agency’s team now has what the share gives the agency, and accepts quotes up to the landlord’s spend limit there (any quote when there is none).
- A share with no spend limit now reads the same on both sides, and a price on it no longer asks the landlord again.
- An AI key with Look, change and send can answer a card another of your keys left waiting.

Find a provider by distance, on a map, by asking
- The brand’s team finds providers for a job by its postcode and how far: nearest first, each with the distance and the reasons it fits (their area for that work, approved and shown, online, open now, rating, jobs done), and only those who can take it with one tap.
- An Ask box reads a question such as “cleaner near M1 1AE within 5 miles, open now” into the filters, and a Map view shows the same list as pins.
- Where the job is can be a postcode, a street address or a town (“12 High St, Stockport”, “Salford”); a name that fits places far apart asks which one.
- A brand admin can mark a person’s sign-in email confirmed without changing it, when they know it is theirs.
- Approve now (admin override) lasts as long as the brand chooses for each provider: 90 days, 6 months, a year, a number of days or no end date, with End it now to stop it early.
- Job managers: a provider the brand allows can arrange gas and electrical repairs through a registered contractor, naming who does the work (and their registration) before the visit; the landlord sees who it is.
- Agencies and Property PAs (and their AI connection) can look for live providers near a job too, nearest first, without anyone’s contact details.
- A job can be offered straight to a vetted provider nearby, without quotes: at your price their yes makes it theirs (within your spend limit), or they send their price for your yes. Providers see “offered to you” under Requests.
- An agency’s AI connection can find and hire the worker for a job on a client’s home, as Who does it and Quotes do on the website: ask for quotes, post it open, accept a quote, or give it to a contact, within what the landlord allows.
- Removing a provider who has jobs on record now archives them: hidden from Providers and offered to nobody, the history kept, with Bring back. An owner’s AI connection can switch a login off, block it or delete the account, as Remove does on the website.

The quick page for contractors and workers
- A contractor’s link now does the whole job: Take it on a Book now offer, the price with its breakdown, visit times, book the visit, on my way, on site, on hold, need help, done, photos, how to get in once agreed, and their invoice; a list or a map of where the jobs are.
- A PIN on the link, set on the contact, with a lock after wrong tries; New link and End the link; a QR to keep on the phone; how often it was opened. The brand chooses when a PIN is asked (Providers, Quick links).
- Your own providers and workers get the same page as Quick page in the Work portal, with their own link and QR.
- A contact can have a base (postcode), how far they go and a rate on file: Ask for quotes then says how far the home is from each worker and whether it is inside their area, and "Post it open" asks every fitting worker nearby at once. The request tells the worker the distance from their base.
- Real road times when the platform has a Google Maps server key (Platform → Integrations → Maps); an estimate otherwise. The AI connection has it too: the office asks who could do a job and how far each is, or posts it open; a worker’s AI sees how far each request is before it bids.

A contractor’s own link, and the task page in tabs
- A quote request now gives each contractor their own link, no login: the area and the job, send a price or say you cannot do it, a line to the office; once the job is theirs, the address, directions, on my way, on site, done and photos.
- Ask for quotes: search your contacts by name or trade, tick vetted providers nearby by name, add a contractor on the spot, then a WhatsApp button and a copy of each contractor’s link to send yourself.
- A repair task is tabs: Problems, Who does it, Quotes, Invoices and money, then the steps, checklist and notes; "Still needed" is six lines with "and n more".
- An agency on a client’s home sees its own contacts beside the landlord’s, and can add its margin on the works where the agreed terms say it supplies works itself; the landlord sees the price they pay only.
- The task report link opens again and its PDF reads right; every task tool of the AI connection answers with the task’s own page.

Off-market: who opened it, the fee agreed first, documents
- Each off-market advert shows who opened it, how they got in, who agreed to the buyer’s fee, who tried without access and who asked for access.
- Where an advert has a buyer’s fee, a reader agrees to it once before the full advert opens; the teaser and the access form show the amount.
- Choose documents of the home for readers who agreed to the fee: a survey, the lease, the legal pack.
- Teasers can show the gross yield and how far below our estimate the price is, when you tick those lines. Teaser pages are now found by search engines.

Task reports for the landlord, and tasks that say what they still need
- Report for the landlord: choose the tasks and the details, get a read-only link and a PDF, send it or file it on the home. Private notes, money and tenants’ details stay out.
- Every task says what it still needs and who acts next; a step ticks the checklist lines under it, a full checklist completes its step, and one photo can tick every open line.
- A repair job left at Reported with no quotes asked gets a nudge; the landlord hears what moved on each home’s tasks once a day instead of overdue alerts only.
- On a home an agency runs, a task can be kept off the landlord’s list (an agency-only kind, or unticked on the task).
- An agency chooses which kinds of task the landlord sees on the homes it runs, under Work, Tasks.
- Your AI in the Work part now has the task report, ticks several lines or every open line with one photo, changes who sees a task, reads what a kind needs and the landlord’s progress note setting.

Off-market homes on the public site, by teaser
- An off-market sale advert can show a public teaser: the area, the type, the bedrooms, a price band and a blurred photo. Never the price, the address or a sharp photo. It is on unless you switch it off.
- A buyer asks for access from the teaser; you answer from Enquiries with one press: a private link that opens the full advert, no sign-in.
- A private link now opens the full advert page, with its photos, map and enquiry form.
- The off-market room has a map, its cards show the buyer’s fee, and a member of an agency’s investor room sees that room’s adverts there without a pass of their own.
- Your AI (an AI connection with a key that may write) can put an off-market advert live, make private links to any of your adverts, and read the off-market room and your investor rooms as you.

- A sale advert can show a buyer’s fee beside the price.
- A plan can include the off-market room.

- Also an instruction to sell, an instruction to let and manage, a change to the fees or terms, and a notice to end and hand over.
- For sales: the memorandum of sale and the offer accepted letter (copies to the seller, the buyer and both solicitors), the customer due diligence record, and the seller’s sign-off of the material information.
- For tenancies: the tenancy agreement with the full written statement of terms, the holding deposit receipt, the guarantor agreement, the deposit’s prescribed information, a change to the terms, and the deed of surrender to print.

- Choosing a tenant, setting the rent, signing, a deposit deduction and possession can now be answered only by the landlord or a co-owner, never by an agent or Property PA, whatever their share allows.

A search check under the words of an advert
- As you type, the advert says what search engines and AI answers look for: the bedrooms, the kind of home and the area in the headline, an answer in the first sentence, the right length and key features.
- Rewrite it for me takes a focus (better for search and AI, shorter, warmer) and fixes what the check found.
- The words may mention the stations and schools nearby, from public data, with straight-line distances.

Running costs line by line on a sale advert
- Management, letting fees, insurance, repairs, the safety checks, ground rent, service charge and the rest each have their own line, saying where the figure comes from.
- The fee agreed with a managing agent counts on its own; a line with nothing on record offers a typical cost to use.
- The net yield on the advert names what it is after.

- The council tax band and tenure read as words on every advert (Exempt, Not yet known, Freehold), never as a code.
- The headings in an advert’s description (The home, Outside, Good to know) show as headings.
- When the price, bedrooms, tenure or council tax band change after the words were written, the advert page says so and points to the words.
- An advert for a home an agency runs names the agency, in the preview too, and keeps it named when the landlord publishes.
- A picture taken for Report a problem keeps the menus and the top bar in it.

See how AI tools and search engines read each advert
- Each advert shows a score for how search engines and AI tools read it, what would help and where to fix it, and searches people would type tried on it, a draft too.
- Ask the AI to review an advert: it looks at the words and photos and suggests; nothing is changed.
- From Claude, ChatGPT or another AI app you can review an advert, write social posts from it or get it ready for another portal, with ready-made asks.
- AI assistants can ask what homes match in plain words: live public adverts, the area only, never an address.

- The top of each advert says whether it is a draft or live, whether it is saved and what it still needs, with Preview to see the public page before anyone else does.
- Write it for me works again for longer adverts, writes like an estate agent’s listing, and never names the owner or a company.
- Extras are one short list with a picture for each, and a single button to skip them.

Adverts save themselves, and every photo can be picked
- A draft advert saves itself as you go and when you leave the page. A live one still waits for Save, and offers back changes you left unsaved.
- Every photo of the home is listed on the advert to tick on or off, up to 30 on one advert. Videos and floor plans are picked or uploaded on the advert too.
- On a phone the advert’s list of parts stays at the top, and no page is wider than the screen.
24 October 2026 · Landlords, Providers and agents
Each advert on one page, with a suggested price
- An advert is one page: the home’s facts, photos, words, price, who sees it and Publish, with one Save. The list beside it says what is left in each part as you type.
- Ready to publish works out what is missing from what is on the page, and Go takes you to the box.
- The assistant writes from the home’s report and the area’s public records, and suggests a rent or price from sales and adverts nearby. The price stays yours.
- The description can be styled with bold, headings, lists and colour.

Photos that improve themselves
- Where a brand switches it on, each advert photo gets a copy with the light, colour and verticals seen to. The original is always kept.
- A small change is used on the adverts at once; anything more, and furniture taken out or virtual staging, waits for a yes. Staged photos are labelled.
- Nothing that hides damp, cracks, damage or a fixture is ever done, and the advert says when a photo was adjusted.

Fees that work themselves out, and quotes on a task
- Adding money on a home now fills the amount where it can: the rent due, or a fee worked out from the agreement with the agent. The VAT part of any line can be kept with it.
- A quote you got by email or by hand can be recorded on the task it is for, with the contractor and the quote itself, and then picked like any other quote.

A home's money reads like a bank statement
- Each home's Money tab shows Date, Type, Comment, In, Out and the balance after each line, with a Flagged filter and Print a statement for any period.
- Find the type by typing; any type can be money in or out. Each line says which statements it shows on (the landlord's, the tenant's as a record only, an agency's own books), and can belong to a tenancy and a task.
- An agency running a home for its landlord now sees Let it and Sell it there.

Change an agreement before and after it is confirmed
- An agent or Property PA can change or withdraw an agreement they recorded until the landlord confirms it; the landlord is told and confirms exactly what they see.
- While a change waits, the agreement in force keeps counting for fees, payments and statements. A confirmed change counts from its own day; months already worked out stay as they were.
23 October 2026 · Landlords, Providers and agents
Agreed fees that charge themselves
- In an agreement, each priced job can say when it is charged (a repair arranged, a safety check, an inspection, a check-in or check-out, a renewal), and an arrangement fee can be a share of the contractor’s bill.
- The agency’s books post these by themselves once the work is done, for work the agency arranged after the terms were agreed. Nothing to type or claim.
- Before saving a repair cost or finishing a job, the screen shows the agreed fee. The landlord is told the first time each kind is charged, and an agency that collects the rent takes them from the next payment, once.

See which homes have an agreement and fees in order
- The Agreements list (Clients’ money for an agency, the Access page for a landlord, Your business for a Property PA) now shows one row per home: where the agreement stands, the fees agreed, what the home’s fees came to this year and payouts to the landlord that are late.
- A red tile counts homes where fees were charged without a signed agreement in force, so they can be put right first.
- A member of an agency’s team sees only the homes they look after.

Tell the assistant what was agreed with the landlord
- On a home’s Agreement part, say what was agreed (for example 10% management and two weeks’ rent to find a tenant): the assistant opens Record an agreement filled in, and you press Save.
- An agreement can now include a fee for finding a tenant: a fixed amount, weeks of rent or a share of the first year’s rent. It is paid by the landlord, never by the tenant.
- When the agency collects the rent, that fee comes off the first rent of a new tenancy, once.

- Each home has an Agreement part for the landlord and the agent or Property PA: what is agreed, who proposed it, who said yes, and every version.

Rent an agent collects, and a schedule of arrears
- A home shows its rent and fee terms; an agency proposes them there and the landlord agrees.
- Rent logged into an agency's client account is split by itself: the fee, agreed work, and what the landlord is paid by when. Marking it paid writes the landlord's own money record.
- The rent schedule prints as a schedule of arrears: dated, headed, with who paid, how and to whom, and a statement of truth to sign.

Tenancies: a list first, then one at a time
- A home with several tenancies opens on the list: tenants, room, rent, dates, what is still owed and the papers still to give, with search and filters by where each stands.
- A tenancy opens on its own page with a way back to the list, its actions on one row (the rest under More) and its parts right under it.

- Close the case after the end says what is still open, writes off what you choose and keeps a note; it can be opened again. A tenancy shows as rolling once its fixed term has ended.

Record a tenant who was already there when you took over
- Record a tenancy takes a tenant who was already there when you took the home on: from whom and when, rent paid up to and anything owed, who holds the deposit and what was done before. Rent is tracked from the takeover, and what fell before is one task to ask the previous agent for, not a list of overdue items.
- Each tenant can have several ways to reach them (WhatsApp, WeChat, more than one email) and an emergency contact; the end of the first fixed term is kept as a record and never ends the tenancy.

The line reads as given from then. Nothing is sent to the tenant.
- A task's checklist line that needs a proof can now be ticked from the task page with one of the task's files.
- The same button is on the Overview card and the Landlord check page; the assistant opens the sheet from "I handed Tina the gas record yesterday"; a law line's task marked done with the paper as proof records it too.

- Every task row, card and page has a ⋯ menu: Mark it done, Remind me (tomorrow, a week, a month or a day; you, the people doing it, or both), Follow, Change the date, Put on hold, Priority, Skip it with a reason. A tracking line under each row says who has it since when, what happened last, a bell for a reminder and an eye when you follow it.
- Comments on a task go to an audience: only you, the people on the task, the landlord, the tenant, the person doing the work, or everyone; emailed with a tick; edit or delete your own. The whole timeline (changes, comments, messages sent) sits under them, by day.
- For you today on your Home page: yours to do, overdue, due today, reminders, comments for you, decisions waiting. The people doing a task are nudged before it is due; the landlord is told when one is overdue, by the days the brand sets under Tasks set-up → Reminders and escalation. A kind that repeats makes the next one when done.

A task has its own page, and more than one person can do it
- Every task opens on its own page: its kind, home, stage, due date and priority on top, the parts of its kind as tabs, and a side column with who it is given to, who follows it and the messages sent about it.
- Give a task to several people: a helper who has the home, or one of your contacts. A contact with no account gets a one-time link by email to read what is theirs, reply, add a photo and say a step is done, which you confirm. Taking someone off ends their link.
- The person doing the work sees the task in Work → Tasks with the area only until the job is agreed, their steps and checklist lines, their photos and the messages with the landlord. A tenant named on a task reads its stage and the notes written to them under What is happening on their home.
- Open as them shows the landlord exactly what the tenant or the worker gets.

Kinds of task a brand can shape
- Every kind of task (its steps, checklist, the parts of its screen, the people it is about, who may comment to whom) is now something a brand can change on Brand admin → Homes → Tasks set-up: reword a kind, switch one off, change its steps or checklist as a whole, add a kind or a group of its own, change a set of tasks. The platform keeps the list every brand starts from.
- A task already open keeps what it has: a step added shows as to do, one removed stops counting. A step that is one of the landlord's own decisions, and a required line of a kind the law names, can never be removed by anyone.

Codes, a welcome for people you bring in, and plans the platform sets
- Have a code? A promo code or a referral code is typed under Your business → Plan and fees, in step 4, under My account → Plan, or on the sign-up page: money off a plan or an extra at your next payment, free months of marketplace fees for a business, or a plan.
- A brand may give whoever joins through your referral link a welcome: free months for a business, or money off their first plan. Your own reward stays the share of fees; nobody is paid for recruiting.
- Plan and fees shows your fee over time and who moved it.
- For a brand: Money → Pricing has Codes and Changes (every save in words, with Put this back); the platform's default plans sit under yours, each marked where it comes from, changed, put back or hidden with one press.

Plans that include the extras; a provider picks its plan
- A plan now bundles what the paid extras sell one by one (a website, the Checked Pro badge, Featured) and may limit website pages, team seats and assistant turns a month. The separate monthly-plan extra has gone: a monthly fee is a plan.
- Your business has Plan and fees: your plan in words, the brand's plans for your kind of work with Pick this plan or Ask the brand for it, what you owe, your statements and the paid extras. Step 4 of setting up shows your plan before you send for approval; My website lists the plans that include a website.
- A plan, a bought extra and a website belong to the business you are working as, not to your login: a second business of yours has its own.
- For a brand: Money → Pricing holds the plans for landlords, providers and tenants, the standard fee and the offer, the paid extras as cards, every business with its plan and a lock, and how payments are taken. Landlords' core stays free; a landlord plan is an optional bundle of the extras.

Right to work follows what the business is
- The right to work check in Your business is asked only once you say the business is a sole trader or a partnership. A limited company (a property company too) or an LLP is never asked. A name ending in Limited or Ltd suggests the answer for you.
18 October 2026 · Providers and agents, Everyone
Send for approval before everything is in; add people more easily
- You can send your business for approval with papers still missing: step 4 lists them and the brand sees the same list, asks you for them and can help. Work a registration is needed for by law is approved once that registration is on record.
- Step 4 keeps your legal name and form when you press Save and finish later.
- A Property PA or a trade added by the brand needs no landlord account to set up their business.

Your business: its sectors, services and legal form on one page
- Your business is one page in parts: Set up, Sectors and services, About the business, Where and when, Terms for landlords, Papers, Public page and Promote. Profile and services has gone into it, and old links open the right part.
- Step 1 lists every sector (agency, Property PA, trades, letting and selling services, legal and money), so an agency can tick Repairs too. Step 2 asks for each sector's own details: where and when, the agency's redress scheme and client money question, the gas work a Gas Safe card covers, how a Property PA charges, survey levels. Step 3 groups the papers by sector.
- Each service card says which papers it needs and whether landlords can reach it yet, with Add it on the spot; a sector's details sit under its services, nowhere else.
- A business says what it is in law: a sole trader or freelancer, a partnership, a limited company, an LLP or other, with a company number for a company. It shows on the card and page; a sole trader or partnership is asked for a right to work check, a company checks its own people.
- Services ticked on a second business of yours now save to that business.

One place to set up and promote your business
- Work has a Your business page: the five set-up steps at full width, each saying where it stands, all your papers, your agency's public page, and the ways to promote the business once approved. Agent details and Profile's Get approved and Proof tabs are folded into it, and old links open the right place.
- The Work home, My website and Team show one status card with Carry on setting up. A page you cannot use before approval shows greyed in the menu, saying so, and opens Your business.
- My businesses lists every business you are in with its status and where it is promoted, with Work as this business; Join a business and Set up another are there too. My account's What you do is now Your roles: landlord, tenant and a line per business.
- The Work menu is in three groups: today's work, your clients and homes, and your business in the order it grows. Earn and Academy sit under your name at the top right.

Signing up asks what brings you here
- A new account starts by choosing: a landlord, an estate or letting agent, a Property PA, a trade or service, or a tenant. Nothing is chosen for you.
- Agencies, Property PAs and trades go straight to setting up their business after the code, with its name to give rather than taken from the email.
- Someone who signed up as a landlord but has no homes yet is asked once on their Home whether they work for landlords.

Papers you gave before, and Join a business on the page
- A paper you gave by its number opens with it filled in: add the document or correct it, never type it again. An end date that has passed is said at once, and a paper that ran out shows the day it ran out.
- Agent details shows where setting up your agency stands, in the same words as the steps, with Carry on setting up.
- Join a business opens as a section under your businesses, not a pop-up.

A paper by its number, and taking back an ask to join
- Setting up your business, each paper is added without leaving the steps. A registration or policy can be given by its number and end date alone; the brand checks the number on the scheme’s register.

Work for landlords, in your portal
- The landlord menu has Work for landlords: set up an agency, a Property PA or a trade, join a business you already work for, or switch on the tenant portal if you rent a home yourself.
- The set-up steps now open inside your portal. If you chose to set up a business, your Home keeps a Carry on card until it is done.

Typical prices to start from
- Each service you offer shows what it typically costs in England. Use typical prices fills your price guide, or Ask the assistant to suggest yours; the price for a job still comes from your quote.
- An agency can charge to let a home as a fixed fee, weeks of rent or a share of the first year's rent; its books work the fee out from each tenancy's rent.

The areas you cover, on one map
- Where you work is now a list of circles: type a postcode, drag how many miles, and add another circle for another town. Your main area can have more than one too.
- The map shows the whole of every circle in its own colour and names each one under it, and it no longer opens on the wrong country.

A Property PA is admin help, not an agent
- A Property PA is approved on their identity alone: no redress scheme is asked for. You work on the landlord's instructions and the landlord decides.

What an agency owes its people, and a history per client
- Clients’ money, To pay: a contractor’s invoiced job and your team’s pay from your own pay rules, approved and recorded as paid, each line written once.
- Your team see their own pay under My work, and contractors see what each agency has on record for their jobs.
- Every client has a History page: what happened on their homes, the papers sent to them and your own notes.

Bring in your bank statements
- An agency can import the CSV statement of its client and office accounts. Lines brought in before are never added twice.
- Rent matches by itself by the tenancy's payment reference, your own rules, what you matched before, or the exact rent with a tenant's name; anything less certain waits for you to press Match.
- Matched lines write the rent payment, the client account book or your office costs, and can be undone.
17 October 2026 · Providers and agents, Landlords
Statements and invoices from your agent
- An agency can issue a client a numbered statement for a period (rent, costs, its fees and what is left, and the client account if it holds their money), a final statement when it stops acting for them, and an invoice for the fees not invoiced yet, each with a PDF, sent by email.
- Landlords read them under Money, Papers from your agent, signed in.
17 October 2026 · Providers and agents
What your agency earns from each client
- Clients' money has What you earned: your fees worked out from the records you keep (management on rent recorded, letting and renewal fees, sale fees, what landlords paid you on a share), client by client, with VAT, and a month you can close.
- A management fee can now be a fixed amount a month, or a share of the rent with a least and a most. The Clients page says what each client earned you this year.

An agency's own roles, homes per person
- An agency can make roles of its own on Team (a name, what it may look at and change, its powers and spend limit), give them to people and change them for everyone at once.
- A Property PA's or a trade's business can limit each staff member to some of the homes landlords shared with it; an agency's managers are limited by their own homes too.
- Landlords now see the business's name on what its people do on their homes; the business and the brand still see who did it.
17 October 2026 · Providers and agents
One Team page, several owners, find people first
- Team is one list of everyone in your business. On an agency each person has Homes and access on their line, and the agency's offices, work and who-sees-what sit under the list; nobody is listed twice.
- An owner can make other people owners: each can do what the lead does and gets the same emails, and an agency's second owner works its homes through a manager's seat. Add a person finds them first by find code, email or a name they let be found; someone found that way is invited and accepts.
- Changing someone's role on the agency's team now changes what they see at once.
17 October 2026 · Landlords
Share with a business, said up front
- Find someone on the Sharing tab now says you can type a business or agency, lists businesses first, and shows an agency once. The chosen business says who leads it and who accepts for it; picking someone who works at a business asks whether the access is for the business or just for them.
17 October 2026 · Providers and agents
Your Work menu follows your services
- The agency pages (clients, desks, agent details) show only while a business of yours offers letting, management or sales. A Property PA or a trade no longer sees them; someone who still holds a landlord's home keeps just Clients and their homes, with a way to let each one go.
- Join a business is now in the Work menu, and Profile and services opens again for everyone.
17 October 2026 · Providers and agents
A provider's sheet in parts
- For brand administrators: Edit provider is a wide sheet with a menu of parts (business, where they work, fees, registrations, profile, people, services, checks, reviews, notes) instead of one long scroll; a part that stops Save says Needed.
17 October 2026 · Landlords, Providers and agents
Share with the business someone works at
- When you pick someone to share a home with and they work at a business here, the form says so and offers Share with that business instead, so an agency's manager is reached through the agency.
- A brand adding a provider or Property PA now says which business they are in: a new one they own and lead, with its own name and email, or one already here they join.
17 October 2026 · Landlords, Providers and agents
Two agencies on one home, and a share moved to a business
- A second agency that would change something another agency already changes on a home (repairs, the tenancy, the advert…) is no longer refused: you are told before you send and decide, each share keeps its own end date, and the Sharing tab says who else changes what. An agency's handover and its terms of business still refuse a clash.
- Shared with a person who is in a business here? Their line on the Sharing tab offers Move to that business: the share becomes the business's, its lead answers for it, and the person keeps reaching the home through the business.
17 October 2026 · Landlords, Providers and agents
Share a home with a business, not only a person
- Add someone on a home's Sharing tab (or Access) now finds a business of the site by its name too, listed under Businesses with its lead's first name and how many are in it. Share with the business and its lead accepts for it under Homes I help with; everyone in the business then reaches the home with what their role allows of what you gave: an owner or manager everything, staff of an agency what their seat on its team allows, other staff a look plus repairs and to-dos. The Sharing tab marks the share Business, and what each person does is recorded under their own name.

The brand admin sees who is in each business
- For brand administrators: People lists one row per login with each business the person is in; a person's page has a Businesses section to put them into a business with a role, make them the lead, pause or take them off, or set up a business for them. Under Providers each business shows its lead and how many are in it, with the same choices in its sheet and the asks to join waiting on a lead.

Set up a business, join one, hand the lead over
- My account, What you do now lists every business you are in. Set up my business names it, ticks what it offers and may give its company number and other trading names; a second business of your own has its own contact email.
- Join a business finds it by name, trading name, company number or its find code (its owner gives the code from Team); its lead says yes or no under For you or on Team, and the brand admin can too. A business already registered here cannot be registered again: the brand admin is told, and can change who leads it.
- The lead of a business can hand the lead to an owner or manager from Team. Invitations to a business and asks to join one show on the For you card on your home page.

A business and its people, and one person in several businesses
- Team now lists everyone in your business with what they are: owner, manager or staff, and the lead the brand writes to. A person you add is in at once and signs in with their own email; on an agency they also get their role on the agency's team in the same step.
- One person can be in more than one business. The top of the Work portal says which business you are working as and lets you switch; profile, website, approval, leads and messages follow the business shown, and your requests and jobs from every business are listed together, each named.
- An agency whose business record has a different contact email from its owner's login is found again by every check (redress, client money protection, AML).

Rent tracking, partner introductions and opening area by area

The partner pays for the introduction; you deal with them directly at their price, and nothing about you is sent unless you choose to go. - Passing shows a badge with the date on their profile. It is a platform badge, not an accredited qualification.
- Providers now show a trust level (New, Trusted or Top) from the jobs they finished, their ratings and spot checks of their proof.
- Some finished small tasks get a spot check: the person who posted it is asked whether the proof was right.

Repairs are triaged before anyone is asked
- Report a repair by picking what it is about and answering two or three questions: you see at once what to do now, how soon it should be seen to, who fixes it, the likely cause and safe things to try first.
- A gas smell or a carbon monoxide alarm shows what to do straight away, with the National Gas Emergency number 0800 111 999, and the landlord is told at once.
- Each repair shows a rough price guide, an estimate and not a quote. Gas and electrical work is never suggested as something to do yourself.
- Tenants can add a short video. A tenant's report waits for the landlord's yes before quotes are asked, unless the landlord set a limit for it.

Twenty more services, and each brand chooses its list
- You can now ask for a handyman, damp and mould work, a locksmith, pest control, waste clearance, drainage, appliance repair, decorating, gardening, empty home checks, meter readings, a board, a leaflet drop, a video tour, a man and van, smoke and CO alarms, PAT testing, a legionella or fire risk assessment, or a snagging inspection.
- Removals, inventories and most of the new services can be booked now at your own price.
- Waste clearance needs the Environment Agency waste carrier registration before a provider is approved; drone filming needs the CAA operator and flyer IDs.
- Each brand can switch a service off or add one of its own, and ask providers for more papers, but never fewer than the law requires.

Small tasks, done nearby
- Get a hand with a key handover, photos, a meter reading, a board, an inspection visit, leaflets, an inventory or a viewing: give it to your own person, or post it nearby and the first local worker to claim it gets it at your price.
- Workers tap On my way and On site, can press Need help at any time, and send proof against a checklist; you approve it or ask for a redo with a reason.
- A worker who has not checked out after the expected end is flagged to you and the platform.
- Viewings are hosted only by someone with their own redress scheme membership, or a host a member agent accepted, and the host shows the home and collects feedback only.

Clearer privacy, cookies and review rules
- The privacy notice now names who we share data with, where it goes and how long we keep each kind of record.
- The cookies page lists every small item we keep on your device and what each is for.
- A new page explains how reviews work: who can leave one, what we hide and why, and how we look for fake reviews.
- The footer says where the company is registered.
- If you close your account or stop your referral link, a reward balance of £5 or more is paid out, whatever the usual minimum. When you join through someone's link, the sign-in page says who referred you.

Legal checks tightened
- What we send to AI models is now only ever sent to providers that do not keep it or train on it.
- Every email we send now names the company behind the site, its number, where it is registered and its registered office.
- A live let advert rated F or G can only be changed once its EPC is E or better, or an exemption is registered.
- People working on their own are shown to customers and given work only after their right to work in the UK is checked; a viewing is hosted only by someone with a redress scheme, or for a member agent.
- Test and sample adverts and profiles are no longer shown to visitors who are not signed in.

The right AI model for each job, and records about people
- A brand can choose which AI model does each job, with fallbacks when one is slow or fails; quick yes-or-no checks can only add a confirmation or raise a repair's urgency, never remove one.
- A right to rent check now records how it was made (share code, by hand, a digital check, video or in person), the share code and who checked; a provider's right to work can be recorded by the brand.
- Your time zone is kept from your browser and the morning brief arrives in your own morning, outside your quiet hours.

A home page for every side of a move
- The home page now starts with "I want to…": sell, find a home, let and look after homes, find jobs, find checked providers, or pass on a job. Each opens the right page, and Ask the assistant signs you in with your question ready to send.
- A new page for landlords, and short addresses for the doors: /sell, /rent, /buy and /earn.
- New pictures, a 52-second explainer with captions that plays only when you press it, and pages that load faster on a phone.

Small fixes to adverts, viewings and inspections
- Without the writing assistant, an advert still gets short key features, one fact a line, with the price last.
- Booking a viewing no longer warns that it clashes with itself.
- A finished inspection booked from the lettings desk puts what it found on the home's to-do list again, once.

Less retyping: offers become tenancies, a standard provider fee, and help when nobody is near
- When you accept an offer to rent, the person is added to your contacts and Record a tenancy opens filled in for you to check and save.
- Tenancy paper tasks: upload your own written statement of terms to the tenancy, or find a solicitor to check it.
- When nobody on the marketplace does the work near your home, invite your own trade with a link, or ask us to tell you when someone joins.
- A tenant's access link shows where and when it was sent, and whether it went, with a Resend button.
- Providers agree to the marketplace terms once before quoting on marketplace work (never for a landlord's own work), and see what they would pay us before sending a price. Public provider pages say when each paper was checked.
- Reviews can be left once a job is marked done. New accounts tick that they agree to the terms and the privacy notice; everyone else is asked once in a banner.
- Your assistant in the Work portal can answer a quote request, mark a job paid, set your hours or go online, and help you get approved: each is a card you tap Yes on. AI tools now show which AI app made each call.

Join as a provider or an agent, delete your account, and clearer public pages
- Providers and agents can now join from the public site: Join as a provider and Start as an agent walk you through what you do, your area and hours (or your redress scheme), the papers your work needs and sending them for checks.
- A new page, How we vet providers, lists the papers each kind of work needs, taken from the same rules we check against.
- You can delete your account from My account. Download your data first; nothing happens for 30 days and you can cancel. Records the law needs, such as tenancies, deposits and money records, are kept without your name.
- Your own contacts, including your own Property PA, never pay us a fee. Providers pay only for work won through the marketplace, or choose a monthly plan.
- Clearer public pages: the pricing page explains what providers pay, the sign-up page says what happens next and what happens to your documents, example chats are labelled Example, a landlord compliance checklist guide, and a Manchester page.
- The evidence check for landlords is now called the landlord check, and the check of an agent's papers is now Check your agent's paperwork. About us and the privacy page say plainly that %BRAND% is a hub, not an estate or letting agent, and never holds rent, deposits or sale money.
- The terms page now says how we are paid: free for landlords, and providers pay only when they win, or choose a monthly plan. Guides no longer give dates for the landlord database while they are not confirmed, and say your dashboard shows what is coming up.

Terms of business with your agent or Property PA, signed online
- An agent or Property PA you share a home with can send you their terms of business in one tap from their usual prices: the services, the fees including VAT, the minimum term and notice, what they may spend on a repair without asking, and their checked redress scheme.
- You read a short summary first, then sign with your name and a tick, and both of you get a copy as a PDF. You have 14 days to cancel, or you can start now.
- Once signed, what they can do on your homes, their spend limit and what is due to them follow the terms. A change is a new version you both sign; the old one stands until then. Either of you can give notice, and their access ends on the notice date.
- For a sale, the terms say whether it is sole agency, sole selling rights or multiple agency, in the words the law asks for. An agent passes every offer to you and may recommend one; only you accept it.
- The assistant can do all of it: open the terms, send standard terms or terms from one message, sign, decline, give notice or take back a version. Each comes as a card with the short summary, and nothing happens until you press Yes.
- The wording of the terms and their emails can be changed in an editor: the brand sets the default, each agent or agency can have their own (and reset it to the brand’s), and an agent can change one agreement before sending it. Names, homes, fees and dates fill in by themselves, and the parts the law fixes (the section 18 box, the right to cancel and its form) always stay. What was sent or signed never changes afterwards.
- Before sending, the agent sees what is missing (redress, client money protection, ICO, anti-money laundering for a sale, your identity check) with a link to fix each. The PDF adds your right to cancel with the model form and a certificate of signing. Reminders go if the terms wait unsigned, and a month before each year of the terms.

- Analytics from Google loads only after you say yes to cookies.
- Brand admins can send an invitation again to someone who has not signed in yet (People → Resend invite).

Less to chase: a monthly summary, reminders that chase for you, and fixes from the live test
- A monthly summary email: what got done last month, what is due, and the money you recorded; a provider gets their jobs and fees. Only when something happened, and you can switch it off under Alerts.
- Reminders that chase for you, once each: a holding deposit on day 10 and day 14 of its 15 days, a provider a day before a quote request closes, and you when nobody answered in time.
- Smaller fixes: a client's home in the Work portal speaks to the agent, Add a client says a home comes first, the demo page shows its passcode at once, the next step when an agent is not checked yet, one label per person on Sharing, the assistant shows the full address it is looking at, and a home's Tasks link opens Tasks.
10 October 2026 · Landlords, Providers and agents
Adverts: your agent publishes for you, auctions in full, one off-market room
- An agent you share a home with can publish its advert for you. The first time, you say yes with one tap; they can then publish and take it down until you withdraw it, and the advert says they market it for you. An agency's lettings and sales staff publish its own homes.
- An auction advert now shows how it is sold, when it starts and ends, the legal pack, the buyer's fees and any reservation fee, a line about the reserve and the result. Bidding and deposits stay with the auctioneer; nothing is bid or paid here.
- One off-market room for adverts and members' off-market posts. People the brand checked are in, and so are agents and providers the brand approved, with no second check. The Board's old VIP room opens the room.
- Publish reminds you to add your PRS Database registration number; it will be asked for once the database opens.

Repairs and jobs: the details that get it done first time
- A provider asked to quote now sees the job's photos (made small, with what the camera wrote inside them taken out), how soon it is needed and what the home is: type, bedrooms, bathrooms, floor area, floors, heating, gas, parking and year built. Never the street before they win.
- Jobs carry the room, the appliance's make and model, when the tenant is in, parking, pets, how to get in, the alarm and anyone who needs extra care. What your words already say is offered with one tap, and the assistant fills it too. How to get in, the alarm and anything private reach the person doing it only once the job is booked; an alarm or key safe code typed in the words is hidden until then.
- Each kind of work asks for what it needs, filled from what is on file: a gas safety check lists the appliances from your last gas safety record, an EICR the last report's date, an EPC, a clean, an inventory or a survey the home's details.
- Choosing a general repair now says "Repair" when nobody nearby offers it, not a narrower trade. The New job form has a button to start a fresh chat with the assistant about the job.
- Tenants say where the problem is, when they are in, whether someone may come in with a key, pets, and anyone who needs extra care. Damp or mould becomes a hazard task with Awaab's Law dates shown to the landlord and the tenant, with where the law stands for private renting.
- A managing agent you share the home with, and the people at the agency who run its repairs, are told of every repair a tenant reports.
- The person doing the work can offer up to three visit times; the tenant picks one and it becomes the visit. When it is done, the tenant says it is fixed and gives stars, or says it is not and it opens again.
- A quote can show its parts (labour, parts, call-out, VAT), until when it stands, or that they need to see it first. Book again repeats a finished job with the same person (their price still needs your yes), and the form offers to ask whoever did it last. An invoiced job asks for the invoice paper.

Approving providers: one checklist per kind of work
- Each kind of work has one checklist on the approval page: what is required, what is recommended and why, with a tick for each paper already on file. A paper added once counts for every kind of work it covers, and Add it opens the right upload.
- Surveys need RICS or RPSA membership and professional indemnity insurance; conveyancing needs professional indemnity insurance beside SRA or CLC; tenant referencing needs ICO registration. Housing advice also accepts CILEx and the Bar Standards Board, and landlords can now find it on Providers.
- Viewings for landlords count as lettings agency work and need a redress scheme. Letting, management and deposit work ask "Do you hold clients' money?" first; yes needs a client money protection certificate.
- Repairs no longer reach a provider for electrical or gas work unless their electrical scheme or Gas Safe registration is on record.
- When a rule changes or a paper runs out, the work it covers stops showing to customers until it is on record again, and the provider is told which paper and the date it ran out. The brand sees the same on the Providers list.
- Providers can add details for their work: the gas categories on their Gas Safe card, the survey levels they do, a DBS check and VAT registration. A gas safety record whose Gas Safe number is not the provider's is flagged to both sides.

Adverts and board posts keep the letting rules
- The wording check catches more: "offers invited", "offers considered", "best offer", "sealed bids", "guide rent" and "rent from £…" on a let, and "DSS not accepted", "no HB or UC", "professionals only", "would suit professionals", "working tenants only", "adults only" and "no children or under 18s" on any advert. "Professional photos" and the like still pass. Board posts and wanted adverts are checked the same way.
- A let offer above the advertised rent cannot be recorded, raised, countered or accepted: since 1 May 2026 the advertised rent is the rent. An offer can carry the person's email and phone, kept private and removed six months after the answer.
- A holding deposit is at most one week's rent and rent in advance at most one month, checked when you save them; the advert shows the holding deposit, and you are told when the advert's rent and the tenancy's differ and which one each limit uses.
- Publish now asks for the material information parts B and C (heating, parking, utilities, broadband, mobile, and the risks and restrictions; "Not known" is an answer), with a button that fills what public records know.
- A let advert needs an EPC of E or better, or the exemption registered on the PRS Exemptions Register. A live advert rated F or G with no exemption stays up, with a task and a note on Let it, and cannot be published again until it is put right. A rating typed in with no certificate is shown as not verified.
- An agent's sale advert needs their HMRC anti-money-laundering registration checked by the brand, beside the redress scheme. A let home for sale says whether it is sold with the tenant in place, and a home advertised to let and for sale at once is flagged.
- "Advertiser checked" on an advert now says what was checked: who is advertising, not the details of the home.
- The Board: a post about a home needs you checked first, never carries a phone number, email or link, and carries no referral fee (a fee for introducing a tenant or buyer is agency work); other posts carry a fee up to the brand's limit. Your photos must be your own. Each post has a page of its own, and typing in a new post no longer loses the first letters.

Fees and rewards, made exact
- A provider pays the platform a fee only for work won through the marketplace search or Book now. Work you send to your own contact, your agent or your Property PA, or ask them to quote for, never carries a fee, even when that person is also on the marketplace; their quote card shows no commission.
- A provider's commission is now counted when the job is invoiced, on the invoice, and kept on the model they were on when they won the job. A job given to another provider is charged only to the one who did it.
- When a job has been invoiced for a week and is not marked paid, the landlord is asked "Did you pay …?" once, answered with one tap; the provider can press "They paid me".
- Conveyancing, like housing advice, carries no fee to the platform.
- Referral rewards: a provider never earns a reward on their own fee; a refunded fee takes back the reward it paid; only one payout request waits at a time. Brands close each month from Revenue (Close last month) and can set the most of a fee paid out as rewards.
- Agents can record a sale fee as a share of the sale price (with a least, no sale no fee, and VAT) in their terms with a landlord. A record between them: the site takes no part of a sale.

Guarantors on the tenancy
- Record a tenancy has an optional Guarantor part, and the Tenancy tab a Guarantors card: one guarantor per tenant (a joint tenancy can have one for each), with their name, email, phone, address, how they know the tenant, the day the guarantee was signed and the signed deed, filed on the tenancy.
- Your agent, and anyone you share the home with on the Tenancy tick, sees and records guarantors the same way. The tenant sees only their own guarantor's name and whether it is signed; never another tenant's, never the deed. Providers never see guarantors.
- Guarantors are in the home's download, and taking one off the tenancy, starting the home again or deleting it removes their details. A record only: nothing scores or judges a guarantor.

Agency staff: the Work portal, the agency's homes and the role, enforced
- A member of an agency's team now lands in the Work portal for the agency when they sign in and straight after they accept, never in the landlord portal with an empty account. Their invitation and Homes I help with read as their role at the agency (for example Property manager at the agency), not "Someone else".
- They see every home their seat covers: the agency's own clients' homes and the homes landlords shared with the agency. Every home, desk and diary link opens in the Work portal.
- What a role can and cannot do is worked out from the same ticks the site checks, and the site holds each person to it however they ask: a property manager cannot open the money record, log rent, end a tenancy, change the deposit, give access or publish; accounts cannot raise jobs or accept quotes; looks only can change nothing. Their own empty landlord account cannot share homes or post on the board for the agency.
- A property manager's role no longer says both that accepting a quote stays the owner's and that they may accept one. A manager or property manager now has a spend limit, set per person on Team (starting at £1,000 for a manager and £500 for a property manager): a quote or price up to it they accept themselves, recorded under their name; above it the price waits for the owner's yes, and on a home a landlord shared with the agency never more than the landlord's own limit. Every role on the team can read the Clients list for its own homes; inviting a landlord stays the owner's and a manager's.
- A home reached through the agency's share no longer shows a red "Not found" under Homes I help with: its terms and pay are the agency's, so that line is gone.
- Team: each person invited and not yet accepted says "Invite emailed to … on …" on their card and has Resend invite (the same invitation again, never a second place on the team). People counts everyone on the team with how many are still invited, and "Not given to anyone" is now "To-dos nobody has", with a line saying what each number counts. Adding a person starts with no role chosen: pick one before Add.

Repairs: one report, how soon, and where it stands
- One report is one task with one job, whichever way it came in (the assistant, the Tasks page, a new job, the tenant): a job made for something already on your Tasks list does that task instead of adding a second one.
- Every repair says how soon it must be seen to: Emergency (a gas smell, a carbon monoxide alarm, no heating or hot water, a flood, electrical danger, a home that cannot be locked: within 24 hours), Urgent (about 3 working days) or Routine (14 to 28 days). It is read from the words and you can change it on the task and on the job; it sets the badge and the date, and how soon quotes are asked for (4 hours, one working day, 3 days).
- In an emergency the new job form suggests Book now or one of your own contacts; quotes still work. A report that mentions a gas smell shows the gas emergency line, 0800 111 999.
- A job reads the same everywhere: Reported, Asked (with how many were invited), Quote in, Approved, Booked (with the date), On my way, On site, Done, Invoiced, Paid. Asking for quotes no longer reads as a quote that came in.
- The expected visit date is kept on the job: set it when you send the job to your own contact or agent, change it on the job, and the person doing it can set or change it too. Providers see emergencies first, with the badge on the request.
- Who does it: your managing agent or Property PA is offered on the new job form as soon as you share the home with them (no Contacts entry needed), and the job goes to their Work portal. Your own contacts include a provider you hired through the marketplace before, and a boiler repair also reaches gas engineers.
- When nobody on the marketplace does the work near the home, the form says which service and where (for example "Boiler or gas repair near M41"), and that your own contacts or your agent still work.
- Before anyone wins a job, an invitation to quote shows the area, the job and how soon only, also when the provider is one of your own contacts: the street, the tenant's name and anyone's email or phone number are taken out of what you or the assistant wrote, in the request, its email and the chat, and jobs written before are cleaned when they are read. A job you send straight to your own contact or your agent shows them the address at once; the tenant's name and number show to everyone only once the job is booked. The request says "The full address is shared if you win" only when it is hidden.
- Every price waits for a yes: a quote, a price your contact or agent sends, or one they suggest. Your managing agent or Property PA may approve a price within the spend limit on their share (you set it when you share the home), and that is logged on the job and in the home's history with who, how much and the limit; above it you get a card to say yes or no. Your own "just do it" rules still apply. The price, and the invoice when it comes in, show on the job for you, your agent and the person doing it.
- Tell the tenant: once a job has its visit date, one press tells your tenants the date and time, who is coming (by name only) and what for, on their Repairs page and by email. Your managing agent or Property PA can do it from the home, and can book the visit on a job whose price has its yes. Tenants see where their repair stands in the same words, never the price or the contractor's details.
- Nobody books past the yes: the person doing a job cannot book, start or invoice it until its price is agreed.
- The assistant fills in New task and says to press Add the task; once you do, its line says added with a link to the task, and the assistant knows it is added. Get it done on a task's step opens the job form for that task again, filled from it.
- The assistant writes a new repair from what you said about it only: it no longer adds other jobs on the home ("possibly linked to…") unless you say they are linked, and never puts the tenant's name or number in the job.
- The number on a home's Tasks tab is the number of open tasks the tab lists (a job no longer counts beside its own task). The visit date from an accepted quote shows on your job and the provider's, and either of you can change it.
- Phone numbers are found however they are written (07xxx xxxxxx, with spaces, dashes or brackets, +44, landlines such as 0161 or 020) and taken out with the word before them, so a job reads "Tenant: the tenant, (contact details hidden)" rather than a stray "call".

For people who work for landlords: approval with the right registration
- Each kind of regulated work now needs its own registration, checked by the brand before approval: Gas Safe (with the number) for gas safety checks, an electrical competent person scheme (NICEIC, NAPIT, ELECSA or similar) for electrical checks, an energy assessor accreditation scheme for EPCs, SRA or CLC for conveyancing, SRA for housing advice, a redress scheme for lettings, management and the Property PA. A registration counts only for the work its scheme covers. One-off viewings and key handovers no longer need a redress scheme.
- Get approved asks trades working in people's homes for public liability insurance; it does not stop approval. The same document cannot be both proof of identity and a registration.
- Agent details now holds the redress scheme, number and membership certificate in one record, the one approval reads; the redress reminder in the Work portal points there, shows for a Property PA too, and says "waiting for the brand's check" once the certificate is in. My account says the same instead of "Needs".
- Brand admins: on Waiting for approval nothing is ticked for you; each kind of work says what it needs, links to the scheme's register to check the number, and can be ticked only when it is met. The menu count goes down at once after approving, and Verified in the Directory shows only while the provider is live. A firm's manager can see where the firm's approval stands.
- An agency's team: a member of staff's Work home shows the agency at a glance and what their role can do, without asking for a provider account; the menu shows each role only the pages it uses (no My profile, My website, From your page or Fees for staff); Messages opens to lettings, sales and accounts as well as property managers and managers; every role can read Clients, while inviting stays with the owner and managers; looks only says so on every page. The desks follow what the agency offers: letting brings Lettings, sales brings Sales, management brings Lettings and Clients' money, for the owner and the whole team.
- Property PA: the Property PA is in the services list of My profile, described as looking after homes for landlords (Full management stays the agency service). How you charge (a month per home, by the hour or per task) and its price guide are on My profile, Services and online, with your standard terms for landlords on the same tab; My account links there. The Work home shows a PA their next steps (about you, how you charge, get approved, homes I look after) instead of asking for kinds of work.
- A price guide set on a service is the price landlords see for that service (it showed the main guide before). Adding or taking off a service changes the Work menu at once; an agency that still holds homes for clients keeps its agency pages and is told why.
- A Property PA pays the platform a fee only on work won here: a landlord who found them on Find a Property PA. A landlord's own PA, shared with directly, never brings a fee.
- Book now: a provider's card on the marketplace shows their Book now price for that work and, when they are not online, says so ("Not online now: they take Book now when online; ask for a quote instead"); open or closed and the price follow that service's own hours and prices. The Providers page has Book now when someone nearby takes it. Setting a Book now price ticks "Show its price guide and Book now price to the public" for you, and the profile says Book now works either way.
- On a job, the provider presses On my way or On site; each is a line in the job's log for the landlord, and for the tenant who reported a repair. The provider's job panel shows the log too.
- Send the results: the file goes on the job (even a copy already on file), the log says "Results sent", and a result the job asked for marks it completed, as the panel says. A gas safety record whose Gas Safe number is not the one the provider has on record says so to both sides, as information.
- Documents: a gas safety record or electrical report not yet given to the tenant says "Give your tenant a copy of this … by <date> (within 28 days of the check)" with Give to the tenant, and no longer offers Upload a newer one or a new check while it is in date.

Your name, a clearer Home page and an easier sign-in
- The first time you sign in you are asked your name; until you give one, the greeting has no name rather than one made from your email.
- The Home page says what needs you in one line (a home to take over, decisions, duties the law asks for, to-dos), each part opening where it is; "Nothing needs you" only when nothing is open.
- Taking over a home an agency holds for you says in a plain sentence what the agency keeps, and the home shows on your Home page at once.
- A password that does not work offers an email code straight away; new here, the code makes your account.
- An agency's invitation email signs the landlord in with one press and opens the homes to take over; Clients shows where each invitation went, with Resend.
- A home an agency holds for a client says who owns it; the score on a home says what it is (Compliance 33/100); times read "5 hours ago"; the browser tab names the page you are on.
- Ask the assistant "What else does this home need to be legal to let?" and it lists what the law requires that is not on record, each with its next step and a link to where you fix it, then what is already in order.
- Certificate reminders and renewal tasks now run for a rental that is empty between tenants too; the Empty tag says what it means when you rest on it.
- A tenancy that starts later shows as "Starting" with its date, not as let, and no rent is counted before it starts; the kind of tenancy is one "Assured periodic"; dates are typed day, month, year; Record a tenancy also takes the deposit scheme and reference and the rent taken in advance, with a warning above one month's rent.
- Brand admins: the overview counts people the way the People page does, each number opening its chip there, and lists agencies acting for landlords whose redress scheme has not been checked; such an agency's Work portal asks for the scheme and the certificate. Someone who also rents reads "Rents a home", with "landlord not on the platform" only when that is so.
- A paper you send is filed straight away when it was read clearly. When the reader is unsure what it is, which home it is for or its dates, or when it looks the same as a certificate you already have or is older than the one on file, it waits for you ("Not filed yet") with what was read filled in: check it, change anything, then file it, or choose File and replace, Keep both or Don't file. A newer certificate is filed straight away and becomes the current one. Papers waiting are in your Inbox.
- A paper that shows a problem (a failed gas check, an EICR with C1 or C2, a letter from the council or your tenant) is filed, then you choose what next: book the work, add a to-do, ask your PA or agent, or nothing to do. Every filing has Undo, which takes it back out and puts back what it changed.

Describe your website and the AI designs it; theme packs; pages written for you
- Under My website → Look, say what you want and press Design it: the look and the home page's sections are built from your words and your own services, areas and reviews, applied at once with Put it back behind it. Or upload a theme pack (a zip with the theme, a stylesheet, pages and pictures). The assistant does both when asked.
- Pages → Write it for me drafts a guide, news post or page from a topic, in plain words with no contact details, for you to read and publish.
- A provider or agency with a live website is linked from their page on the brand's site ("Visit their website"), and an agency's adverts on the brand's hub point search engines at the copy on the agency's own site.

Your own domain gets its certificate by itself
- Once a domain is verified its certificate is requested and issued without anyone's hand, by either route (Cloudflare usually within fifteen minutes, Azure within half an hour), and you are emailed when the address is live. The line under each address says where it is; if it stops, Try again starts it over.
- A site's other addresses send visitors to its main one, and search engines are told about a site's pages the moment its main address answers and whenever a page goes live or changes.

Your own website, on your own domain
- An approved provider, Property PA or agency can build a website of their own in the Work portal (My website): a starter for their kind of work, a look to change, a home page of sections, guides and news, their services, reviews and areas from their profile, and an enquiry form; then point a domain they own at it.
- The brand switches websites on under Hub modules and may put the feature on a plan; it can pause a site with a note the provider reads, and never edits its words.

A task says what to do next; a photo goes with it
- A task opens with one box saying what to do next and the button for it, then everything that happened on it (notes, changes and the job's log) in one list; the rest is folded until you need it.
- A photo or file dropped on the assistant while on a home's Tasks tab is attached to the task it fills in; you press Add.
- Agencies: the invitation words sent by WhatsApp or copied are yours to change, and a landlord met in person can scan a QR code of the sign-in page.
- My profile: find a service by typing its name, see where each shows, and give a service its own phone, email or app, shown to a customer once their job is agreed.

The assistant fills the rest of a home
- On a home's page the assistant now fills money in or out, notes, certificates, what a paper is, keys out and back, inspection lines and meter readings, the holding deposit, move-out, the notices you served, pet requests, right to rent checks, viewing feedback and changes, offers passed on and the owner's answer, and who may do what on Sharing. You check and press Save.

Tell the assistant, on any agency page
- In the Work portal the assistant goes to the right page and fills the form for you: inviting a landlord or the tenants, adding an applicant, booking a viewing, recording the landlord's choice in their words, passing an offer on and the seller's answer, giving an enquiry to someone, replying to an enquiry, fee terms and the client account book, offices and your team. You check it and press the button.

The assistant finds the postcode and searches the web
- Give an address with only part of its postcode and the assistant finds the full one from HM Land Registry's register (several possible ones come back as buttons).
- It can search the web for what the registers cannot answer, such as a council's licensing scheme, and shows its sources. A monthly budget per brand keeps the cost down; the assistant says when it is used up.
- People on an agency's team, and people helping with a landlord's homes, can have the assistant fill forms for them too.

The assistant adds an agency's client and their home
- In the Work portal the assistant follows what you ask, whatever page you are on: tell it about a landlord and their home and it fills Add a property with both, without leaving the Work portal. A landlord's WeChat, LINE or other app is kept with their details.

Settings is now part of My account
- A landlord's bank accounts, how each kind of work is done, what the assistant may do on its own and getting checked are now sections of My account, under "Your landlord account". There is one page about you instead of two, and the name tenants and contractors see sits beside your own name.

Take over the home your agency set up for you
- A landlord whose agency set a home up in their name sees it on their Home page when they sign in with that email: what the agency holds, the choice to take the home over as its owner (keeping the agency as their agent at the level they choose), to link it to a home already on their account, or to say it is not theirs. Nothing changes until they press.
- Taking over moves the home and everything on it to the landlord's account; the agency keeps it through a share, its usual fees proposed, and its desks still show it.

An agency brings its landlords in
- Clients, in the Work portal: one row per landlord with the homes you hold for them and their tenants. Add a client and their homes, or import your sheet with a Landlord and Landlord email column.
- Invite the landlord (email, WhatsApp from your phone, or the words to send) and Invite all tenants in one go. The landlord signs in with that email to take their homes over; nothing changes until they press.
- A brand administrator can share a home or send an invitation on a landlord's behalf, and change the email someone signs in with, with care: what it touches is shown first and both addresses are told.

An agency sees every home it manages, and the landlord sets the dial
- A home a landlord shares with an agency as their agent is now on every one of the agency's desks beside its own clients' homes: Clients' homes, Work, Lettings, Sales, Enquiries, the diary and the money pages. The agency's team reaches it through the share, with what each person's role allows.
- Sharing with an agency has one dial: Let them run it, Work with me, or Look only; and two new asks, Let it for me and Sell it for me. Two agencies may share a home as long as they do not both change the same thing.

An easier New task, with photos
- New task is one short form: what needs doing, the kind, the home and its landlord, who it is about, when it is due, the priority, the details, and photos or files kept with it. The assistant can fill it from what you say.
- A task keeps photos and files: add them when you make it or later on its screen.
- Tidier when there are many: the homes on the Tasks page are one row of chips, and a home's Tasks tab has the board too, with What this home needs folding away.

A task board by stage and a calendar diary
- Tasks can be seen as a board: To do, In progress, Waiting, On hold and Done. Drag a card along as the work moves, give it to someone from the card, and filter by person, home, kind, priority and when it is due.
- The diary is now a calendar by day, week or month: press or drag across empty time to add something, drag an entry to move it, and drag a task with no time onto the calendar to book it.
- The Work portal's menu is grouped: the day's work first, then homes and clients, then your own business.

Answer from the email, a morning brief, and homes from a spreadsheet
- An email that asks for your yes (a quote to pick, a booking your Property PA asks for) now carries a link that answers that one question without signing in. It works once, for 14 days.
- A morning brief, if you switch it on under My account → Alerts: one email between 7 and 10 with today's diary and what waits for you.
- Properties → Import brings homes and tenancies in from the spreadsheet you already keep: paste it or drop the file, see what each row would do, press Import.
- Sixty days before each tenancy's anniversary a Yearly review task appears by itself; a tenant's time-limited right to rent makes a re-check task 30 days before its date; a notice served through the site goes on the notices register.
- A Property PA is given a home by sharing it ("Look after it") with the scope you tick; the old hired agreement is gone.

One Work portal, a diary everywhere, viewings, offers, inspections and keys as records
- Everyone who works for landlords (an agent, a Property PA, every trade) has one Work portal; its menu follows the services you offer.
- A diary in every portal: tasks with a booked time, jobs with a date, viewings and your own entries, with one reminder the day before.
- Viewings are booked from an enquiry or by name, into an open viewing time or on their own; the viewer gets a link to confirm, move or cancel and to say how it went. Offers are passed to the owner in writing and answered only in their words.
- Inspections, inventories and meters: room by room with photos, a PDF on the tenancy, shared with the tenant who agrees or notes differences; a check-out compared with the check-in; an outside inspector by a link.
- A keys register: each set, who holds it, when it is due back, every movement logged.
- Every home's to-do list is a task of a kind from one catalogue, with steps, a checklist and the people on it; a job is the hired step of a task.

Contacts linked to people, sharing from the ask, pay recorded on Money
- A contact who has an account here is linked to it and keeps their own details up to date; a new person you type is yours to edit until they join.
- Sharing a home starts from what you want done: manage it, look after it, one task, co-own it, the paperwork, the books, or just look.
- What you pay the people you share with is agreed on the share and recorded on the Money page; either side logs a payment, the other confirms.
- Every email and WhatsApp alert the site sends can be read, tested and reworded by the brand, per language.

Help pages, public pages for providers and agencies, earning by inviting
- Help in every portal: short guides with pictures for what can be done, each opening the page it explains.
- Agents, Property PAs and providers switch their public page on and off and choose which services, prices and review words show.
- Earn: invite people by email or WhatsApp with your link, and see your two levels and what their fees earned you.

Helpers and co-owners, agencies with a team, tenants see only their own tenancy
- Share chosen homes with anyone by email, with what they may look at or change, and see who did what, with Undo.
- An agency runs its business here: a team with roles, the work across every client's home, enquiries shared out, lettings and sales desks, its money records.
- A tenant sees their own tenancy only: its papers, its repairs, its rent; a later tenant never sees an earlier one's.
- The law register: what is in force and what is coming for each home's area, with the source and the day it was checked.
- Several languages for the public site and the portals, with the law described in English law whatever the language.

One door for every file
- Drop any paper, photo, scan, Word file, email or voice note: it is read, filed on the right home and the record filled in, then it says what it noticed and asks what to do.
- Every paper a landlord keeps has its rule: when it is needed, what to read from it, when to be reminded, what the law asks next.
- A home from public records: the EPC register, the Land Registry and planning data fill the boxes you leave empty.
