The best landlord software in the UK: an honest list
What each service is best for, its own published price, and where it is ahead of us. Facts from each provider's own website, checked on 5 October 2026. We are one of the options, so we say what we are not, too.
In short: Choose by the job: an online letting agent to find a tenant, an HMRC-recognised accounting app for Making Tax Digital, and a free property PA such as LevelMoves to keep every legal date, read your documents and book the trades you choose. Many self-managing landlords in England use two together.
LevelMoves
LevelMoves is the free property PA for private landlords in England: it reads your documents, keeps every legal date, chases the rent and books the trades you choose, and asks you only when it is your decision.

Questions people ask
What is the best landlord software in the UK?
It depends on the job. For finding a tenant online, an online letting agent such as OpenRent; for accounts and Making Tax Digital, an HMRC-recognised accounting app; for keeping every legal date and doing the paperwork for free, LevelMoves. Many landlords use two together.
Is there free landlord software?
Yes. LevelMoves is free for landlords with no limit on homes; providers pay a disclosed fee only when they win work through it. Some apps have free plans with limits; check each one's own pricing page.
Which landlord software does Making Tax Digital?
Use software on HMRC's list of recognised software for Making Tax Digital for Income Tax. LevelMoves keeps your income and costs by tax year and exports them, but does not file with HMRC itself.
Do I need software to be a landlord?
No law requires it. What the law requires is the paperwork: the deposit protected within 30 days, the safety certificates given to the tenant, the right to rent checks and the written statement. Software helps you prove you did them on time.
