Inventory and schedule of condition

A dated record of what is in the home and the condition of each room and item at the start of a tenancy, usually with photos, signed by both sides.

In short: An inventory lists the contents of a let home; a schedule of condition records the state of each room and item, usually with dated photos. Together they are the main evidence in a deposit dispute. In England a tenant cannot be charged for making one.

A good inventory is detailed, dated and agreed:

  • room by room: walls, floors, fittings, appliances, furniture, keys and meter readings;
  • clear dated photos or video;
  • the tenant gets a copy and a few days to add comments before signing.

At the end of the tenancy it is compared with the check-out report. Deductions from the deposit for damage or missing items need this evidence: a scheme's dispute service will not assume the home was perfect at the start.

Under the Tenant Fees Act 2019, inventory and check-in fees cannot be charged to the tenant.
