LevelMoves

For letting and estate agents

Start as an agent. Keep your landlords. Lose the admin.

One free login for every landlord you act for. The PA reads, files and keeps every date. Your team does the judgement.

What you get

  • One login for every landlord you act for. Each landlord's homes are kept separate. Free.
  • A PA for your back office. It reads certificates and statements and puts every date on the right home's task list.
  • Your clients stay in control. Invite a landlord and they own their record. You stay on as their managing agent, with the access they give you.
  • An agency page and client adverts, once the checks below are done.
  • Marketplace work, if you want it. Quote for jobs near you. Pay only when you win, or choose a monthly plan. Work from your own landlords is free.
  • Your own brand, if you want it. Run the whole hub under your name. Talk to us about white label.

What we need before your agency page or client adverts go live

Landlords and tenants need to know who they're dealing with. So a person on our team checks these papers first.

  • Redress scheme membership. Everyone. Letting and estate agents in England must belong to a government-approved redress scheme: The Property Ombudsman or the Property Redress Scheme. Upload your membership certificate.
  • HMRC anti-money-laundering supervision, if you do sales. Estate agency businesses must be registered with HMRC for anti-money-laundering supervision. Letting agents need it by law only for rents of EUR 10,000 a month or more: we ask about it, but it does not hold up a lettings-only agency.
  • A Client Money Protection certificate, if you hold client money. If you hold rent or deposits for landlords or tenants, you must belong to a Client Money Protection scheme. We check the certificate before the clients' money records switch on. LevelMoves itself never holds or moves money.

Until these are checked you can still set up your account, add clients and use the PA. Your public page and client adverts wait for the check.

How to start

  1. 1

    Create your account.

Your email and your agency's name.

  2. 2

    Tell us what you do.

Lettings, management, sales, or a mix.

  3. 3

    Upload your papers.

Redress membership, plus HMRC AML supervision for sales and a CMP certificate if you hold client money.

  4. 4

    We check them.

A person on our team checks each one. Nobody approves their own agency.

  5. 5

    Add your landlords and team.

Invite landlords to take over their homes, and invite staff with the right role.

  6. 6

    Go live.

Switch on your agency page, and publish client adverts once each landlord says yes.

We're not here to replace agents.

LevelMoves takes on the admin, not the expertise. Many landlords want an agent for viewings, referencing or full management. On LevelMoves they can add you and give you exactly that. Others will ask a few agents to quote and choose one. If you want to run your whole book on a PA, you can.
