What changed for landlords on 1 May 2026

The Renters' Rights Act came into force in England on 1 May 2026. Section 21 is gone, every tenancy is now periodic, and rent rises follow one procedure. Here is what a self-managing landlord actually has to do differently.

How to raise the rent (once a year, section 13)

In England you can raise the rent once every twelve months, by a section 13 notice on the prescribed form with two months' notice. Here is the procedure and what the tenant can do about it.

Deposits: the cap, the 30 days and the prescribed information

A tenancy deposit in England is capped at five weeks' rent, must be protected in a government-approved scheme within 30 days, and the tenant must get the prescribed information. Miss any of that and you face a penalty of up to three times the deposit.

Is LevelMoves a letting agent?

No. It is software that works for you. You stay the landlord with every duty; the PA does the reading, reminding, chasing and booking, and asks you before anything that spends money or commits you.

Does it collect the rent?

No. Rent and deposits go to your own bank account. The PA sees that rent arrived from your bank feed or a statement you upload, and chases when it does not. We never hold or move money.

Will it choose my tenant or set my rent?

Never. Choosing a tenant, setting the rent, signing, deposit deductions and possession are always your decisions. The PA collects the evidence and presents it.

What if I still want an agent for some things?

Add them as a team member and give them just that job, such as viewings. They see only what you assign. Contractors, cleaners and referencing firms work the same way.

Is it up to date with the Renters' Rights Act?

Yes. Every guide is written for England after 1 May 2026 and shows the date it was last checked. The PA tracks the once-a-year rent window, notice periods, the written statement and the landlord database deadline for your region.

How much does it cost?

Nothing, for any number of properties. Providers who win work through it (a referencing firm, a photographer, a gas engineer, an agent) pay us a percentage that is shown on every quote. Use your own contacts and we earn nothing.
