What's changing

It opens on 15 December 2026.

The government's "Register your rental property" service opens region by region, starting with the West Midlands. You can register before your region's window starts.

Every region has a deadline.

Each region gets a 3-month window. Every landlord actively letting in England must be registered by 14 November 2027. Pick your region in the check to see your date.

28 days to add your evidence.

After you register, you add your gas safety certificate (if there's gas), electrical safety certificate, EPC, tenancy and rent details, and any licence. If you don't, your registration may be deactivated. Changes and expiries must be updated within 28 days.

How LevelMoves helps (after your result)

  • One shared record for every home.

Your certificates, dates and tenancy papers live in one file that you, your agent, your tenant and your trades can see.

  • The AI reads your paperwork.

Drop in any certificate. The AI reads it, logs the dates, shows what's due and what's missing, and adds each renewal date to your home's tasks.

  • Checked providers for missing certificates.

Need a gas safety check, an EICR or an EPC? When you say yes, the AI can book a checked provider near the property. How we vet providers

  • The AI fills in the forms for you,

like tenancy and deposit details, ready for you to check.

  • Ready for the 28 days.

When you register, your evidence is already in one place to upload.

Free during our launch. No card needed. Works with or without an agent.

Who it's for

Single-property landlords, portfolio landlords (every property registers separately, with its own evidence), landlords who live abroad, and landlords with an agent: your agent can help, but you stay legally responsible. See the page for overseas landlords

Questions landlords ask

When must I register?

Between your region's dates: the West Midlands from 15 December 2026 to 14 March 2027, the North West by 14 August 2027 and London by 14 October 2027. Pick your region in the check to see yours.

Can I register early?

Yes. GOV.UK says you can register before your region's start date.

What do I need to upload, and by when?

Within 28 days of registering, add your gas safety certificate (if there's gas), electrical safety certificate, EPC, tenancy and rent details, and any HMO or other licence. If you don't, your registration may be deactivated.

What happens if I don't register?

Up to £7,000 for not registering yourself and your property, and up to £40,000 for false or misleading information or repeated breaches. Tenants can also apply for a rent repayment order.

I have a letting agent. Do I still need to do this?

Yes. You can let your agent add the tenancy and safety information, but you stay legally responsible, and you must start the registration and pay.

I live abroad. Does this apply to me?

Yes, if you let a property in England. You'll need a correspondence address in England or Wales. See our page for overseas landlords.

Is the LevelMoves check free?

Yes. It's free during our launch, and you don't need an account to see your result.

Is this legal advice?

No. It's general guidance based on official GOV.UK and legislation sources, for England only. For your own situation, speak to a solicitor, Shelter or Citizens Advice.
