Step 1
Get checked
Sign in and give your legal name. A person at LevelMoves approves the request, so people looking know the advertiser is real.
Step 2
Write the advert
Add the facts and the photos. The assistant can write the advert for you from them, and you change any word you like.
Step 3
Publish with the key facts
The advert goes live once every key fact is there. It shows the area and the first part of the postcode, never the address.
Step 4
Enquiries come to you
The assistant answers first, from what the advert says. Viewings, offers and anything it does not know are passed to you.
Key facts
What every advert must state.
People should not have to ask for the facts that decide whether a home is for them. An advert cannot go live until these are there.
- The rent or the price
- The deposit, or that none is taken
- The council tax band
- The EPC rating, or that the home is exempt
- The type of property and the number of bedrooms
- The tenure: freehold, leasehold or share of freehold
- For a lease: the years left, the ground rent and the service charge
- Anything else a person would want to know before viewing
What it costs
Nothing for owners. Nothing for tenants.
There is no listing fee, no subscription and no share of the rent or the sale price. If you hire a provider through LevelMoves, such as a photographer or a referencing firm, the provider pays us a fee that is shown to you before you choose. You pay the provider their price and nothing more.

Questions owners ask
Is it really free to list a property?
Yes. Owners pay nothing to advertise, however many properties they have and however long the advert is up. We are paid by providers, such as photographers and referencing firms, when they win work through the site.
Can I sell my house without an estate agent?
Yes. You can advertise the home yourself, take viewings and agree a price with the buyer. You will still need a solicitor or a licensed conveyancer for the legal work. We publish the advert and pass on enquiries; we do not negotiate or handle money.
Will my address be shown?
No. The advert shows the town and the first part of the postcode. You give the address to the people you agree a viewing with.
Why do I have to be checked first?
So that people looking can trust the advert. We check who is advertising before the first advert goes live, and you can also show that you own the home with the Land Registry title.
Can I ask for offers above the rent?
No. Since 1 May 2026 a landlord in England must state the rent and must not invite or accept a higher offer. The rent in the advert is the rent. This is information, not legal advice.
I am a letting or estate agent. Can I list here?
Yes. The advert says it is advertised by an agent. Redress scheme membership, client money protection and anti-money-laundering registration are yours to hold, and you can show the certificates on your profile.
