Law watch: the landlord database dates, region by region
On 9 September 2026 the Government confirmed when the Private Rented Sector Database opens in each region of England, the fee, and the final deadline of 14 November 2027.

What was announced
On 9 September 2026 the Government confirmed the roll-out of the Private Rented Sector Database. It opens in one region a month:

Each region has about three months to register once it opens. Every let home in England must be registered by 14 November 2027.
What it costs and what it asks for
- £65 per property per year, charged pro rata during the roll-out. There is no fee for the landlord's own entry.
- The landlord's name and contact details, and for each home: the address, type, number of bedrooms and who owns it.
- For an occupied home, within 28 days: who lives there, any licence, the gas safety record, the electrical report, the EPC and the rent.
- Changes must be updated within 28 days, and the registration number goes on adverts.
For now registration covers homes that are occupied. Registering an empty home before it is marketed needs further legislation.
What happens if you do not register
A council can give a civil penalty of up to £7,000, and up to £40,000 for a repeat breach or for giving false information.
What to do now
- Find your region in the table and put the date in the diary.
- Get the gas safety record, the electrical report and the EPC in date: the registration asks for each.
- Budget £65 per home per year.
