A Property PA is a person who looks after a landlord's home for the jobs the landlord ticks, such as answering enquiries, booking viewings and sorting repairs. You set your price: monthly, hourly or per task.

How jobs reach you
A landlord invites you.
A landlord adds you as their own contact and sends you a job. You quote, they say yes with a tap, you do the work and upload the certificate or invoice. There's no fee for this. Ever.
The marketplace.
Landlords near you ask for quotes, or post a Book now job at their price. Book now means the first approved provider who is online and accepts gets the job. You pay only when you win, or choose a monthly plan. You see any fee before you quote, and the landlord sees it on your quote.
The landlord pays you directly, as now. LevelMoves never holds or moves money. You upload your invoice and the landlord marks it paid.
What you need to get approved
We ask for papers so landlords know who is coming to their home. Have these ready as photos or PDFs.
- Proof of identity. A passport or a photo driving licence.
- Your registration, where the work needs one. These are required:
- Gas safety checks: Gas Safe registration.
- Electrical reports (EICR): membership of an electrical scheme such as NICEIC or NAPIT.
- EPCs: accreditation as a domestic energy assessor.
- Surveys: RICS or RPSA membership, plus professional indemnity insurance.
- Referencing: registration with the ICO (the Information Commissioner's Office).
- Conveyancing: SRA or CLC regulation, plus professional indemnity insurance.
- Public liability insurance. We ask for it if you work in people's homes, in your name or your firm's name, and in date.
- For regulated work, the registration the law asks for. Viewings for lets and Property PA work need membership of a redress scheme. Redress means an independent body that handles complaints, such as The Property Ombudsman or the Property Redress Scheme. Sale viewings also need HMRC anti-money-laundering supervision. Housing advice needs regulation by the SRA (the Solicitors Regulation Authority), CILEx or the Bar Standards Board.
Papers expire. When a required one runs out, you stop getting that kind of work until a new one is checked. Add the expiry date so you can see when it's due.
What it costs
Joining is free. Your profile is free. Jobs from landlords who added you as their contact are free.
On the marketplace, you pay only when you win, or choose a monthly plan. Any fee is disclosed before you quote. It comes out of your side and is never added to the landlord's bill.

Questions providers ask
Does it cost anything to join?
No. Joining, your profile and jobs from your own landlords are free. On the marketplace, you pay only when you win, or choose a monthly plan.
Who pays me, and when?
The landlord, directly, on the terms you agree with them. LevelMoves never handles payments.
How long does approval take?
A person checks your papers, so it isn't instant: most providers hear back within two working days. If something is missing or unclear, we'll tell you what and why.
Can I bring my own landlords?
Yes. Ask them to add you as their contact on LevelMoves. Their jobs reach you with no fee. That includes Property PA work for a landlord who shares their home with you as their own PA.
Do I need to be online all the time?
No. You only appear for Book now jobs while you're online. Switch it on for a few hours when you're free. Quote requests wait for you in your Requests tab.
What will I see about the tenant?
Before you win a job, only the area and what the job is. Once it is booked, you see the address, the access notes and when the tenant is in.
I run a firm with staff. Can they use it?
Yes. Add your team from Work, then Team. A manager can run jobs, prices, areas and hours. Only the owner changes fees, approval, certificates and the team.
