Launching in Manchester
Let and manage your Manchester home. The PA does the work.
LevelMoves is a free property PA for private landlords in England, now launching in Manchester. It reads your papers, keeps every date, and asks you before it books, spends or signs anything. Free for landlords. No card.

Why Manchester landlords use it
- Licensing is local. Your council may need a licence for your home, and larger shared homes need an HMO licence. Keep the licence and its renewal date on your home's record.
- The new rules are national. The Renters' Rights Act changed every tenancy in England on 1 May 2026. The PA checks your papers against it.
- You choose who does the work. Use your own gas engineer or cleaner, or ask checked local providers to quote. Your own contacts are always free.
- Your money stays yours. Rent goes straight to your own bank account, and deposits go into a scheme you choose. We never hold or move money.
Rules to know if you let in Manchester
This is information, not legal advice. A Manchester postcode doesn't always mean Manchester City Council: Urmston (M41), for example, is in Trafford, and parts of M postcodes are in Salford, Stockport, Tameside or Trafford. Salford, Trafford, Stockport, Tameside and the other Greater Manchester councils set their own licensing. Checked 10 October 2026.
Selective licensing
A council can require a licence for every privately rented home in chosen areas. Check your exact address on Manchester City Council's selective licensing pages before you let.

HMO licensing
If five or more people from two or more households share a kitchen, bathroom or toilet, you need a mandatory HMO licence. Check the council's HMO page for anything more it asks.

Renters' Rights Act
Since 1 May 2026 every tenancy is an assured periodic (rolling) tenancy, you need a legal ground and a section 8 notice to seek possession, and rent can go up only once a year by a section 13 notice. You can't invite bidding, take more than one month's rent in advance, or turn people away for having children or claiming benefits. You must consider every pet request.

The new landlord database
A Private Rented Sector Database for landlords is planned. It doesn't apply yet, and registration dates for the North West are still to be confirmed. We'll update this page when they are.

EPC E or better
You can't let a home rated F or G unless a valid exemption is registered.

Questions Manchester landlords ask
Is LevelMoves a letting agent?
No. LevelMoves is a hub with a free property PA that helps you let and look after your own home. We publish adverts and information; we're not an estate or letting agent. You choose your tenant, set the rent and sign. We never hold rent, deposits or sale money. Agents who join LevelMoves carry their own redress, client money protection and anti-money-laundering duties.
Does it cost Manchester landlords anything?
No. It's free for landlords, with no property limit. Checked providers you hire through the marketplace pay us, either when they win or through a monthly plan, and any fee is shown on the quote. You pay them their quoted price and nothing more. Your own contacts, including your own PA, cost nobody anything.
How do I know if my home needs a licence?
Check your address on Manchester City Council's licensing pages. Add the licence to your home's record and the PA puts its renewal date on your home's tasks. This is information, not legal advice.
My home is in Salford or Trafford. Can I still use it?
Yes. LevelMoves works anywhere in England. Licensing rules differ by council, so check your own council's schemes. Your postcode alone won't tell you: Urmston (M41), for example, has a Manchester postcode but is in Trafford.
Are there providers in Manchester yet?
We're just starting here, so the list is short or empty for now. You can always add your own contacts and send them jobs.
