Terms of use

The agreement between you and LevelMoves: what the hub is and is not, providers and members, content and reviews, our responsibility to you, closing an account, changes and complaints.

Version 2.

1. Who we are

These terms are between you and IT BOT SOLUTIONS LTD, trading as LevelMoves ("we", "us"). Company number 17310411, registered in England and Wales. Registered office: 1a Ramsay Street, Rochdale OL16 2BX. Email: hello@levelmoves.com. Our registration with the Information Commissioner's Office: 00015878016.

2. What LevelMoves is

LevelMoves is an online hub. It lets owners, landlords, sellers, buyers, renters, agents, Property PAs, trades and other providers publish adverts and information, find each other, keep records and use software tools, including an AI assistant. We publish and run the tools; the people who join do the work.

3. What we are not

(a) We are not an estate agent, a letting agent or a property manager, and we do not act for you in finding a buyer, seller, tenant or home. When you use a tool to send a message, book a viewing or record an offer, you are doing it yourself, through our software.

(b) We do not hold, collect or move rent, deposits or sale money. Payments for a provider's work go from you to the provider. Payments to us (for example a provider's fee) are for our own services.

(c) Our guides and the assistant give general information about the law in England, dated where shown. They are not legal, financial or tax advice and do not take account of your circumstances. For a notice, a possession claim, a dispute or a tax question, speak to a qualified adviser.

(d) The assistant is AI and can be wrong. Check anything important, especially dates, amounts and legal steps, before you rely on it. It never chooses a tenant or buyer, sets a rent or price, signs for you or agrees a deposit deduction.

4. Providers, agents and other members

When you hire a provider, agent or Property PA you find here, your contract for that work is with them, not with us. They are responsible for their work, their prices (which must include VAT where they charge it, and any call-out or other compulsory charges), their insurance and the registrations their work needs. We check the papers listed on our "How we vet providers" page before a provider can take marketplace work, but we do not inspect or guarantee the quality of any job. Where a provider pays us a fee for work found through LevelMoves, we show it on their quote before you choose. If you have a problem with a provider's work, raise it with them first; you can also tell us and we will look at their account under these terms.

5. Your account

You must be 18 or over and give accurate details. Keep your sign-in secure. You are responsible for what is done through your account, including by people you invite. Only upload information you have the right to share. If you upload other people's personal data (for example a tenant's), section 11 applies.

6. Referral fees and passing on work

If you pass a job, a property or a person's contact details to another member for a fee, you must (a) have that person's permission to pass on their details, (b) tell them in writing, before they agree to anything, who pays what to whom, and (c) follow any law that applies to your work (for agents, the Estate Agents Act 1979 and the rules of your redress scheme). We never pay or take a fee for introducing a buyer or tenant to a property.

7. Adverts, reviews and other content

You keep ownership of what you upload. You give us a non-exclusive, royalty-free licence to host, copy, display, translate and adapt it as needed to run LevelMoves and show it where you asked (for example on an advert or your profile), for as long as it is on the platform and for a reasonable time afterwards for backups and records. Adverts must be true, complete and lawful, including the facts our advert checks ask for. Reviews must be your own honest experience of a job that actually took place; you must not write, buy, swap or reward reviews. We may remove content that breaks these terms or the law, and we will tell you why (see our review policy at /reviews-policy).

8. Acceptable use

No unlawful discrimination (including against people who receive benefits or have children), no harassment, no inviting or accepting rent above an advertised rent, no misleading adverts, no scraping, no attempt to get round our checks or fees, and no use to avoid a legal duty.

9. Our responsibility to you

(1) If you are a consumer, we will provide our services with reasonable care and skill and as described, and you have the rights the law gives you (Consumer Rights Act 2015). Nothing in these terms takes those rights away.

(2) We are responsible for loss you suffer that is a foreseeable result of our breaking these terms or failing to use reasonable care and skill. We are not responsible for loss that was not foreseeable, loss caused by something outside our reasonable control, or loss caused by a provider, agent or other member (whose responsibility is theirs, see section 4).

(3) We are not responsible for loss that results from information you entered being wrong, or from a decision you made after we warned you, except where our own breach caused the loss.

(4) If you use LevelMoves for business, we are not liable for loss of profit, revenue, business or opportunity, and our total liability to you in any 12 months is limited to the greater of £1,000 and the fees you paid us in those 12 months.

(5) Nothing limits our liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not allow us to limit.

10. Availability

We aim to keep LevelMoves running but do not promise it will always be available or error-free. We will try to give notice of planned downtime.

11. Personal data you upload

Our privacy notice explains how we use your own data. Where you upload or manage other people's personal data (for example tenants, buyers or contractors), you are the controller of that data and we process it for you as your processor on the terms in the Data Processing Schedule below, which is part of these terms. Some records we keep as a controller ourselves, to meet our own legal duties; the privacy notice lists them.

12. Suspending or closing an account

You can close your account at any time from My account. We may restrict, suspend or close an account if it breaks these terms or the law, puts people at risk, or if a provider's required papers expire. Except where the law, safety or fraud prevention requires immediate action, we will tell you the reason first and give you a chance to put it right. Business users get the notice periods in the marketplace terms. You can ask us to review any decision through our complaints process.

13. Changes to these terms

We may change these terms to reflect changes in law, in our services or in how we are paid. We will give at least 30 days' notice of a change that affects you significantly (15 days for business users, see the marketplace terms), unless the law or a security risk needs a quicker change. If you do not agree, you can close your account before the change takes effect.

14. Complaints

Email hello@levelmoves.com or write to our registered office. We will acknowledge within 5 working days and aim to reply in full within 20 working days.

15. Other terms and law

The marketplace terms (for providers), the referral scheme rules and the listing terms apply where you use those parts. If one part of these terms is invalid, the rest still applies. These terms are governed by the law of England and Wales. If you are a consumer living in Scotland or Northern Ireland, you can also bring proceedings in your local courts. Sections 3, 7, 9 and 11 continue after your account closes.
