Freehold

अपनी संपत्ति और उसके नीचे की ज़मीन पर बिना किसी समय-सीमा के पूरा स्वामित्व। इंग्लैंड में ज़्यादातर घर freehold होते हैं।

संक्षेप में: Freehold का अर्थ है किसी संपत्ति और उसकी ज़मीन का पूरा स्वामित्व, जिसमें कोई lease नहीं होती और कोई अंतिम तारीख नहीं होती। freeholder ground rent नहीं देता, हालाँकि कुछ freehold estates estate rent या maintenance charge लेते हैं। किसी फ़्लैट-ब्लॉक का freeholder leaseholders का landlord होता है।

बातें जानने योग्य:

  • एक freehold घर HM Land Registry में पंजीकृत होता है, जिसके title register में मालिक और किसी भी अधिकार या प्रतिबंध का विवरण होता है।
  • कुछ नए-निर्मित freehold estates में साझा सड़कों या हरे क्षेत्रों के लिए estate charges होते हैं, जो service charge की तरह काम करते हैं।
  • Share of freehold: किसी ब्लॉक के leaseholders एक company के ज़रिये संयुक्त रूप से freehold के मालिक होते हैं, इसलिए वे इमारत को नियंत्रित करते हैं और अपनी lease बढ़ा सकते हैं।
  • freehold घर बेचते समय भी विज्ञापन में ज़रूरी material information देनी होती है, जिसमें tenure भी शामिल है।
