Gas safety record (CP12)

The record a Gas Safe registered engineer gives after the yearly safety check of every gas appliance and flue a landlord provides. Required for every let home with gas.

In short: A gas safety record, often called a CP12, shows that a let home's gas appliances, fittings and flues were checked by a Gas Safe registered engineer within the last twelve months. Landlords in England must have one every year, give tenants a copy and keep records for two years.

Safety certificates and the home

The duty is in regulation 36 of the Gas Safety (Installation and Use) Regulations 1998:

  • A check of every gas appliance and flue the landlord provides at least every 12 months.
  • A copy to existing tenants within 28 days of the check, and to new tenants before they move in.
  • Records kept for at least two years.
  • A check done up to two months before the due date keeps the original anniversary.

Gas cookers and fires the landlord provides are included; appliances the tenant owns are not, though the pipework is.

Letting without a valid record is a criminal offence and can block possession on some grounds.
